Sierra Heights #104, closed escrow today on this HUGE mobile home

Closed escrow today. My buyer is extatic. Could not stop praising me. What did I do? Nothing extra-ordinary, just my job. This is one lucky fellow. Had no down payment, no money for closing costs and everything else. So, how did he do it?

Through a friend, got in contact with one generous irish man. He financed the whole thing privately! Now, since mobile homes and manufactured homes are considered personal property, I sure hope this is going to work out as planned.

All the proper documents were signed, we did our final walk-through and everything was fine except for a tiny hole in one of the front windows. That will be taken care of by me and my broker.

Imagine, in a mobile home park with 123 spaces and 26 for sale, this one sold in 30 days! Un-heard of but it did. So you think the seller was happy? No. Main complaint was requeast for repairs. HALLO! No smoke alarms? Come on, you got to have it. Water leak from the dishwasher making the subfloor sag and fall into pieces? Got to fix.

Add another 20 or so need to fix and you got the picture. Did the seller agree to pay for all of that? No. Some money is better than NO money, had to kick in myself.

Bottom line: if I would not have done what I did = no sale. To make it happen, I gave back. Was I happy about it? No. Did I have a choice? No. Again, some $ is better than nothing!
