That's how many I saw yesterday!  What is it with the smell of these things?   Combination of cat urine, vomit, lysol and filth...I keep a bottle of hand sanitizer available after the tour...

I was out pre-running for an investor client of mine, as well as looking at potentials for our own purchase.  Thats one nice thing about being an active investor, my research in the field either helps my client, or helps me, it's rarely wasted.

Focused on the North Denver, Westminster and Northglenn suburbs.  Most of these are asking $105k to $119k, 3/4br, avg. 1800 sq. feet, garage, basement.  These make good rental holds and some have potential for fix and re-sell.

Out of the 9, found 2 that we will be offering on.   A lot of active traffic out there as well, saw 5 other brokers, 2 working with investors and 3 with owner occupants in tow. I guess it's not that much of a down market, folks are still  out looking.

It never ceases to amaze me how some people can live. You hear stories on the news about so-and-so was found living with 30 cats and garbage piled high in every room and you assume it's some bizarre rare occurance. Well, let me tell you,  It is more prevalent than you might think. I now keep Benadryl in my car. To make matters worse, I now have to find a discreet and gentle way of telling the sellers that their home sweet home isn't so sweet. 

Now don't get me wrong, it's not like it happens daily, weekly or even monthly, but a couple times a year I do have to remind certain sellers that some potential buyers might have allergies and it's probably not a bad idea to have their home professionally cleaned before we start showing it. I usually offer coupons that come in the mail as encouragement and tell them the it's not that bad but professional cleaning will give their home that extra shine. It must work because I haven't lost any clients yet.

If you're an investor, then that "smell" is money! Sounds like you've got the right take on this market.  Get 'em yourself or get 'em for investors.  Retail anything right now is a nice fantasy.

I have seen that here, some of my real estate friends have told me that they have investors who are running them all over town.

I don't bother taking investors along anymore, we just pre-search, pre-run, and then write them up...once my clients realize there is no point in actually seeing the home, it expedites the whole process,

There are so many great deals out there right now that I can't believe more people are not looking other than the news has made it sound like it's the worst time to buy.  Some people that want the great deals can't handle the smell or work that comes with it.
