A Problem Transaction? Or smooth sailing??

I've been in business long enough now and closed enough transactions that I can now tell, right off the bat, when a transaction will be nice and smooth or a complete disaster.

One sure sign that a transaction will be like sliding across a sandpaper lined sidewalk in only a pair of skivvies.... when I am receiving or submitting an offer to a co-operating agent feels it necessary to inform you how long they have been in real estate and how many millions in volume they have produced. 

It just seems like some agents (all described above) just like to make things tremendously difficult. Sometimes......it's as if they have never read or followed the terms outlined in the purchase and sale agreement. In the time I have been in the real estate business I have really learned how to read people. And....as far as other agents are concerned I could sure come up with a looooong list of other warning signs, but I pose the following question just to see what actions other Realtors may see as signs.
