Location is everything in West and South West Austin. And here at the gateway to the Texas Hill Country, convenience to everything is in your hip pocket. People are choosing to live west in the Hill Country for its excellent quality of life.

I am a second generation Austin native who has watched the market change since I first began selling southwest Austin more than 21 years ago. The home industry has changed considerably in the last two years, and with the varied price ranges of custom home building and resale, and people are surprised at what their money will buy now compared to what it would buy a few of years ago. These neighborhoods in West Austin, including Davenport Ranch, Rob Roy, River Place, Lake Pointe, Spanish Oaks, Flintrock Falls, Ridge at Alta Vista, River Hills, Belvedere, Cypress Hills West, Hills of Lakeway are just a few of the communities that are so close-in to what the city of Austin has to offer, as well as boating, fishing, parks, and camping that you'll find in the Central Texas Hill Country.

The many private and public golf communities that dot the Hill Country are popular with baby boomers looking for great views and a Hill Country lifestyle.  Flourishing restaurants provide local flavor and offer venues for many musical artists. West Austin residents enjoy easy access to the Lower Colorado River chain, Bee Cave with its new Galleria shopping center and hike and bike trails along 360 and Southwest Parkway.

There are also nearby county parks at Lake Travis along Pace Bend and Hamilton Pool Road, and Pedernales State Park providing a rural setting practically in your own back yard. The Hill Country is so close to the city, and untouched by so much. Moving west of Austin also gives residents a choice of three top ranked school districts: Eanes ISD, Lake Travis ISD is located west of Bee Cave Road and along Lake Travis, while Dripping Springs ISD is located southwest along West Hwy. 290.

The new Bee Cave Galleria has gained a lot of attention as a outside walking mall with more distinctive shops than your traditional large retailers. It is a short distance to many of the Westlake communities and there is still the Barton Creek mall on Loop 360 and Mopac.

New home developments have slowed down with the recent economy and at the same time prices in some areas remain strong while others have adjusted. It remains a great buyers market in all price ranges including the close in as well as farther outlying communities.

The vista views and burnt orange sunsets capture the hearts of everyone, and the rolling hillsides abound with oak trees on large lots ranging from quarter to five-acre home sites. There is great value in today's market with inventory on the increase to offer a more variety of selection.
