Inspection tip while in a crawl space....

Fortunately for my business there are not too many crawl spaces associated with the majority of the homes inspected. Crawling around a confined space with protective coveralls, gloves, bump cap and respirator in the middle of a hot Georgia afternoon is not something I look forward to (not to mention the snakes, spiders and other critters sometimes found).

Some older homes in this particular area of middle Georgia were built on crawl spaces and require the inspection. While under a crawl space yesterday I had just about finished and was backing my way out and noticed a plumbing drain pipe leaking. This particular home had been vacant for some time and the water had not been run. The plastic vapor barrier under the leak had only a small collection of water, most likely a result of my inspection as I ran through the systems. The only reason I was able to catch this leak was the buyer's Realtor had washed his hands in the hallway bath while I was in the crawl space. If he had not run the water while I was under the home I probably wouldn't have noticed the leak.

That got me to thinking......why not have someone (buyer, seller, agent) run the water in the various rooms while inspecting the crawl space? Some of you inspectors who are from areas where crawl spaces are more prevalent may already do this. I'm sure I'm not the first person to think of this, but I haven't heard the idea up until now so I thought I would share it.

Howard, I see a LOT of crawl spaces in my area.  Typically if I run enough water during the inspection leaks show up by the time I get in the crawl space.  Plus here we are required to move the insulation and check around plumbing fixtures where they are present in the crawl space.

I usually run a lot of water too, but there have been times when I saw only a little water. So I crawled out, got out of my coveralls, boots, knee pads, etc, went into the house and let water run while I went bak under the house. I was then able to see exactly where the leak was.

Yes , I know the risk I was taking by running water with no one in the house.

I'm with Charles, usually run enough water so by the time your under the house the leaks show up.

Once when I inspected a home way out in the boonies, the sellers agent had permission to turn the water on at the pump house about 100 yards away, by the time we got back and opened the entrance we had water everywhere . . . ran back and turned it off, when we arrived back to take a closer look, out crawled a scorpion and black widow . . . was asked if I would still inspected the crawlspace, no way, no how . . . but we did find the leak near the opening and they hired a plumber make repairs, just not sure if he knew about the critters. :)

Like the tall crawl spaces with concrete walls and floors.  Howard, I don't get to do many crawls, but I run everything I can before going to the basement.

Howard what I like to do is to do the plumbing inspection just before I do the crawl space. What I do is my normal inspection but then I fill the tubs and sinks with water I pull all the plugs after suiting up and then ask the Realtor or client to turn on the faucets in each of the sinks and tubs so I can look for leaks. When I have done all this I call the Realtor or client from the crawl space to let them know they can turn off the water and I finish my inspection of the crawl space. Oh I forgot I have a blue tooth and my phone has voice dial on it. Just my way of doing things.

First thing I do at an inspection is head to the top floor bathroom and run the tub and sink for 2-3 minutes minimum. Of course, same for the other fixtures as I work my way down.
