What is a CMA?

"CMA" stands for  Comparative Market Analysis which is a method to evaluate your home and find out how much it's worth, it usually comes in report form. It's used by a Real Estate agent as method of determining the value of a property by comparing the prices paid for similar properties. A comparison of the prices of similar houses in the same general geographic area by determine the value of a property, either for a seller or a buyer. A CMA gives an estimated sale price for a property given current market conditions. Our Team does not charge a fee for preparing a CMA on your residential property.

Selling your home or Property

Sellers should have a CMA done before listing their home for sale. A home evaluation will help in determining the list price of your home. Getting your home priced right is the single most important factor in determing how long it will take to get your home sold. Too high and the right buyer prospects will not be the ones that see it.  Too low and you don;t get the full value for your home. Part of our service is to to complete a CMA for sellers who are planning to sell there home. 

Buying a new home

Buyers should ask for a CMA on the property they are considering purchasing. This will help them to decide what to offer for the property, this is particularly important if they are new to the area and haven't had the opportunity to see many listings.

Refinancing 

When looking to refinance your home or property. a CMA will give you a general price range to work with Mortgage Brokers. The Mortgage Broker can use the CMA to have a discussion with you about the amount that you are wanting to get your house refianced for.  After you decide to move forward the Mortgage Broker or Banker will order an Appraisal done on the property to confirm the value of the property.

How do we create an accurate CMA?

The CMA should include information about currently available comparable homes, pending sales, sales that occurred within the last six months, as well as information about listings that did not sell during the listing period. These are called expired listings.The CMA includes information of currently available comparable listings,accuracy of the analysis will depend in part on the quality of the data. The listings are comparable that are ideally located in the neighborhood, and they should be as similar in design, footage and age as possible to the subject property.
