The terms "market meltdown" and "credit crunch" are woven into our daily conversations regarding the economy. Gloom and doom have been in the forecast for what seems like forever! Is there hope on the horizon with Obama's stimulus package? Answers to that question run the gamut regardless of your political persuasion. Ever the optimists, we feel that the upswing will happen soon, but until then here are a few suggestions to keep your buyers buying and  Sellers hopeful.

  • In our North Georgia mountain community, Big Canoe, homes are a mixture of full and part time residents. Many are retired, while several others are willing to drive a bit longer for the natural environment and the mountain atmosphere. This non-traditional neighborhood hosts unique home-buying opportunities. Sellers here are aware and prepared to negotiate. The first step is to price the house to sell!
  • With the mortgage interest rates at a historical low, even cash buyers are ready to take on a loan, which could save your buyers thousands of dollars in the long run.
  • Curb appeal is the first step to getting buyers in the front door. First impressions can make a huge impact! Clean homes that are de-cluttered and staged to sell attract buyers.
  • Enhancing your home with desirable features could bring a higher selling price. In other words, add some "Wow factor" to encourage more showings.
  • Sellers, try an incentive like throwing in a flat screen TV, hot tub, homeowners warranty, or any other items that you think may enhance your home. How about a getaway vacation?
  • Homes need to be priced right. Most buyers choose an area first and search for price second. Be sure your home is priced to fit the compatible homes in your neighborhood.

I don't think the incentives are working in this market; for me, the two critical issues are price--should be slightly below the competition--and WOW factor--the home must show better than it's neighbors.
