Greeting everyone, this week I wanted to talk about hiring a Real Estate professional or Realtor to assist you with your home buying needs. If you are in the market to buy right now, do you know how much it costs YOU as the buyer to HIRE a Realtor?
The magic number is $0.00.
See, when Realtor decides to work with a buyer, the buyer pays nothing to the Realtor, because most often the seller is paying a commission that the listing agent will eventually split with the agent that brings a qualified buyer.
So for $0.00 you are getting an array of services from a knowledgeable Real Estate professional (assuming you hired the right one) that will not only help you get through the home buying process its self, but will alleviate alot of head aches, and most important save you time and money.
I'm not going to tell you that the home buying process is EXTREMELY difficult, but its not EASY either and therefore you have to be extremely careful and have done your research prior to placing an offer.
If you hire a qualified and professional real estate agent or Realtor expect the following ;
- Help you get pre-qualified for the right loan
- Provide you with a thorough list of available properties that match your search criteria.
- Setup appointments for you to preview the properties
- Provide you with current market information regarding a specific home, or community so that you make the best decision. (miamidade.gov is not enough)
- Provide you with all necessary paperwork to submit an offer properly to avoid delay of time or have you default your escrow deposits.
- Account for escrow deposits
- Provide you with you with a title company that will have your best interest at heart. (If you are a buyer YOU PICK the title company, unless its a foreclosure or shortsale which can sometimes be negotiated)
- Provide lender with all necessary paperwork to make sure your loan closes
- Set up appointments for appraisal
- Set up appointment for home inspections
- Coordinate closing with title company
- Reviewing your HUD1 prior to signing your life away.
So for $0.00 why wouldn't you want to hire a real estate professional?
Now i know the Real Estate industry has been stained by alot of these agents that "got into real estate" during the booming of the market just to make a quick buck. I wanted to let you know that a Real Estate professional is far from what everyone perceives them to be such as scum bags, high pressure sales people, sharks, etc etc.
A true Real Estate professional will have your best interest at heart and provide you with all the information you need to make the best decision. Our market is still inundated with alot of careless professionals, but there are a lot of good ones as well.
Just remember, if you make the commitment to work with a Realtor, don't waste their time, because a true professional will not waste yours. Realtors only get paid if a successful closing occurs and not for driving around the neighborhood showing houses. Therefore if you choose to work with a Realtor be loyal, and faithful to them as they should be to you. If you don't like their work, let them know and try to correct it or simply look for another agent, but make sure their is no ambiguity in the communication, make sure everything is clearly spoken at the beginning to avoid future misunderstandings.
