"A recession is not a time to lay back and wait.  It's a time when future fortunes are made.  It's a time to assess what's really going on and seize opportunities." 

I wish I had written this simple yet powerful statement but it was actually written by Joh Norquist, president and CEO of Congress for the New Urbanism when asked to summarize the 2009 theme for the magazine "Green Builder:  2009: The Year of the Green Retool."

So, are you seizing opportunities or merely hoping to survive?

My story started some time last year when I went on a home tour of a "high performance", "Energy Star" and "Healthy Buillt" home here on Lake Norman.  By the time I had completed the tour I was hooked.  I knew I wanted to learn more.

But how should  I go about learning about green housing?  The thought was a bit overwhelming. Green was everywhere I turned.  After reading about it here on AR, I decided to get my  Designation online.  It opened the window but I still didn't get it and own it.

 

Lake Norman Home Builders Association Green Building CouncilBy pure coincidence I happened upon a copy of our local Lake Norman Home Builders Association's new  The Lake Magazine summer 2008 "the GREEN BUILDING GUIDE issue" in which I learned that our local builders had just formed a Green Building Council.  Of course, I immediately joined the LKNHB Association and The Green Council. I had no idea what to expect but can't believe how great it has been.

What I love about this approach to learning about green housing is that not only am I the only REALTOR on the Green Council (Shhhhh!) but I am surrounded by builders, suppliers, landscapers, all of whom are either experts or are learning to be one.

NAHB Green Building Program

Last week I took the National Association of Home Builders 3-day Certified Green Professional designation classes. 

Once again I was the only REALTOR in a class of about 50 fascinating people...from a Bank of America executive that was attending to learn how they can develop loan programs for green construction, to builders from North Carolina and even Virginia, to energy efficiency raters.  I was surrounded by so much knowledge!

Our instructor, Michael Chandler of Chandler Design-Build has won numerous national green building awards.  Between his knowledge and passion and the various experts in the class the energy and dialog was just so cool. 

NAR Green

While I intend to get my NAR Green Designation, I can't help but think it will pale in comparison to what I learned and experienced this past week.

It was so fascinating to be around the contractors and sub-contractors that actually build the homes and hear about their challenges and successes and their lively debates.

Right now there are over 160 Green Housing certifications from Energy Star to LEED.  But, from what I am learning, the newly released National Assocition of Home Builders Green Home Building Guidelines are going to be merged with the US Governments' Energy Star program to establish one clear set of guidelines for builders throughout the country.

Somehow, being a part of this emerging technology and movement has truly energized me.  For the first time in a while I am excited about what I am doing and learning.  Yes, our local housing market still sucks  struggles, but the my future looks green...in more than one way!

Great Info - I've been thinking about taking the Green Course but wondered if it would end up being just another designation.  I believe in and already live and work a "Green" life so your words have "renewed" my interest in taking the Green courses. Thanks!

I listen to some of the presentations at the NAR convention on Green building and thought the price point for conversion and new construction might be holding them back. I guess it's like anything else as we get more Green the prices will be more affordable.

Have you taken the EcoBroker? I assume its similar to NAR's new one but, I was wondering how it compared to the Certified Green Professional through NAHB? I suspect the quality of material and information is superior to EcoBroker. I am eager to find out.

It's so refreshing to see EcoBrokers like you going the extra mile to network with builders and actually learn the science of green building.  I'm an employee of EcoBroker, and I am continually impressed by the quality of the membership we have attracted over the years.  It's people like you who are driving this movement.

Diane  , your CGP instructor , Michael Chandler , is a good friend of mine & is in my NAHB Builder 20 Club along with Augusta Homes . His enthusiasm & passion about Green Building is what finally got me started Building Green ! He keeps it Real & tries to make Building Green mainstream . I flew to Austin twice last year to hear him speak ! I've always learned the most from the people who actually do the work & Michael has always strapped on the toolbelt between teaching commitments ! His wife Beth also creates beautiful Green Designs which are just the right size (Not So Big ). Keepin' it Green !

Erin:  Please feel free to use it anywhere!

Carol:  I highly recommend that you take as many classes as you can!  The EcoBroker and NAR classes are on line but the builders class is 3 days in a classroom.  I loved it!

Larry:  Consider all of the Green Designations!

Wendy:  There is so much to learn but it is very exciting!

Terry:  While price can be an issue, if you factor in the savings in utility bills in many cases they pay for themselves in a relatively short period of time.

Chris: Take another look at my post.  I did take the EcoBroker and learned quite a lot but I feel the NAHB program was the best.

Ryan: I am definitely going to check out your posts.  BTW, I like the new EcoBroker logo!

Susan: You can take the EcoBroker and NAR online but the NAHB one is an actual class.

janeAnne: Thanks!  I am finally getting to a point where I am understanding "green" building.  Still lot's to learn!

Ed:  You are so lucky to know Michael Chandler...I could have listened to him for days.  What a fascinating and great speaker.  I think it is his passion that makes his classes wonderful!

Bill:  I am amazed at how fast the green building efforts are growing in my area!  Pretty soon it will be mandatory for everyone to understand the basics at least!

Diane- I have been working with a young couple and they were asking how I felt about "green" housing. Our conversation led to an inquiry if I was green certified.. which I am not. They are ok with this but I'm thinking I need to look into the more. Thanks for sharing it with us.

Diane,

Green building is the wave of the future. Plenty of educating still needs to be done to get the majority of consumers on board the terrific idea. Good to hear that a mortgage industry rep was attending a seminar, so hopefully soon we get loan programs for that particular purpose.

I have worked with a general contractor for about 2 years as a project manager.  Becoming a LEED Ap certainly distinguishes you from the pack.  We are striving to become the top national retail GREEN builder...everyone wants to save money..especially retail establishments.  The scale of the jobs has certainly decreased this year..many projects are labeled as pending however in a competitive field such as ours being a green builder really provides our clents with top notch service.  In fact we built an REI store that gained national recognition as 2007 Retail Store of the Year for Environmental Sustainability.  I will be attending Clean Edison's LEED AP exam prep course in just a few weeks and am very anxious to learn what I can.. btw..if anyone is looking for a straightforward no nonsense course..they are great and offer private tutoring as well.

I just completed the 2-day NAR GREEN Core Course and I too feel energized because I believe that I am pioneering on behalf of the real estate industry.  This feeling may be old hat for those of you on the West Coast but the going GREEN has been only superfically embraced in the East. I can't wait to take the GREEN Elective Course next month.

I am excited and I have my soap box ready to help educate current and future clients as well as colleagues.

The more we know, the more we can educate our clients and communities about making the right decisions.  I just completed the Live Green Live Smart certificate course, which outlines LEED criteria toward green building.  It really is the right thing to do!

Thanks Diane. I couldn't agree with you more. Green is essential to a sustainable future. Education at every level is key, especially us professionals in the field. Part of our job is to help educate our clients about the features and benefits of going green.
