Marketing vs just a sign in the yard

It costs a considerable amount of money to effectively advertise properties for sale, especially these days. The good old days of the Three P Plan...Put a sign in the yard, Put it in the MLS...and Pray!...are gone. This could still possibly work to some measure, but if you want to make a real living at this business, you must invest heavily in ultimate exposure & marketing of your listings. This costs some serious money and the challenge seems to be for alot of sellers still, is that we are past cutting our Brokerage Fees to the bone if you want superior marketing. If you want the best marketing and advertising program available, you will need to understand the value and be willing to pay for the most professional services available in your local area. And, when I have to work too hard for the seller to see the value of all that I have to offer, it tells me that I have a high likelihood of an uphill relationship throughout the listing anyways, so it's not worth it. Smile and Walk Away.
