The Highland Woods area is a small and desirable neighborhood in South Lake Tahoe. There are not a lot of homes that come up for sale in the Highland Woods area, so the sales can often be quick, especially if the homes are priced well.

One of the best features of Highland woods is the under ground utilities. Other than the Tahoe Keys, Highland woods is one of the the only areas that does not have power lines obstructing the views. The curbs and gutters are another feature that add to the aesthetics of the area. There are also many newer homes with landscaped yards that make this neighborhood a pleasure to be in.

The Highland woods area is centrally located in South Lake Tahoe with easy  access to highway 50. The casinos, Heavenly Valley Ski Resort, and Lake Tahoe's famous sandy beaches are only a short drive away.

The Upper Truckee River, Truckee Marsh, and Trout Creek boarder three sides of the area, giving Highland Woods a very peaceful setting. Some of the homes on Springwood street back the meadow and even have lake views. On the south side of Highland Woods near highway 50 are some duplexes and multi-family units, so the more desirable areas for single family homes are near the middle and around the perimeters of the meadows.

Homes in Highland Woods average in price from $350,000 to $600,000. There has only been one sale under $300,000 since 2006 which was 941 Rubicon, a short sale that sold for $290,000. Here are the 2008 sold single family statistics from the South Lake Tahoe mls:

  • There were 9 homes sold in 2008 (2 in 2007)
  • Average sales price was $432,756 (4% less than 2007 which was $451,125)
  • Median sales price was $405,000 (10% less than 2007 which was $451,125)
  • Average list price was $456,156 (4% less than 2007 which was $474,250)
  • Median list price was $419,000 (12% less than 2007 which was $474,250)
  • Average price per square foot was $259 (21% less than 2007 which was $329)
  • The median square footage of the sold homes was 1584 sf.
  • One of the houses that sold was a bank owned foreclosure

So far this year there has been one house that has sold in Highland Woods. The house that sold was 895 Sagewood, a 3 bedroom, 2 bath, 2 car garage 1116 square foot bank owned foreclosure. South Lake Tahoe foreclosures have not had as much of an effect on Highland Woods as in has in other areas. There have only been to foreclosure sales in Highland Woods in the last couple of years reported on the mls. Currently there are 5 houses for sale in Highland Woods on the South Lake Tahoe mls and one of them is in escrow. The Median price of the homes for sale is $487,000, and the Median square footage is 1790 sf.
