I am a land consultant who works with buyers. I am author of How To Be a DIRT-SMART Buyer of Country Property (2007), which shows buyers how to find, research and acquire all types of rural real estate--farms, second homes, timberland, conservation properties, etc. The book is available at my website www.curtis-seltzer.com, as well as through online discounters, bookstores, etc.  

I write a weekly column, Country Real Estate, which I post on my website www.curtis-seltzer.com. Also posted are articles on how to buy a horse farm and columns that I write for Creative Real Estate Magazine. The column is syndicated to about 350 dailies, weeklies and online venues.

I am not a broker and do not provide brokerage services. I do not work within an agency relationship with clients. I do not represent clients as an agent does. I provide information and advice to buyers.

I am knowledgeable about timberland, farms, mineral properties and large acreages.

I have a Ph.D. from Columbia University. I also have an active Virginia Class A residential contractor's license. I am a member of the National Association of Real Estate Editors.

I have been doing land consulting for ten years and investing on my own since the early 1970s. I also do arbitration work.

I'm available for telephone consulting regarding the issues a buyer faces on particular properties.
