This is a weekly updated page of bank-owned properties and short sale properties in our mountains communities from Crestline, through the Lake Arrowhead communities and through the Running Springs areas.   Here, I give an accounting for the new listings and those whose prices have been reduced.  A new threshold has been crossed with the number of foreclosures stepping up to 44 listings.  Six of those properties reduced their list prices this past week.  Short sales had a very uneventful week with only one price reduction and absolutely no new listings. With the weather system that came through the area over Memorial Day Weekend, rain water was running down the sides of the streets and snow and slush covered the roads.  The run-off brought the lake level, as of 05/29/08, to 5106.16 feet.  This is just about 8 inches shy of being completely full.  Let's pray that we get some more rain soon to "top-off" the lake for the Summer.

It was the quiet after the storm, so to speak, with a very small tour this week.  The big push for most sellers was to have their property on the market by the holiday weekend and so, accordingly, there were fewer this week than normal.  Unfortunately, the weather for Memorial Day Weekend was predominantly "stormy" and limited some showings.  There were 15 new Arrowhead Woods listings (including one condo) that were on the tour sheets today.  In the "tour re-cap" group, theses were the top picks: 159 D Lane (Arrowhead Woods) - 4 br, 3.5 ba built in 1932 for $565,000 29303 Lakeview (Cedar Glen) - 2 br, 1 ba remodel, built in 1954 for $239,000 1314 Sequoia (Arrowhead Woods) - 3 br, 3 ba built in 1977 for $415,000 27320 Elmwood (Arrowhead Woods) - 4 br, 4 ba built in 2000 for $695,000 2752...

Finally, after being 4 weeks late on closing my hardest escrow finally closes.  This is also one of the least expensive homes I have ever sold and it was the toughest.  My client is extremely pleased to see the end of the roller coaster he has been on.  I can't stress enough to clients to use a lender who is straight up with you, gives you a good faith, performs their job on time, has good communication and knows and uses vendors they trust.  From day one this has been badly handled.  Lender failed to order the appraisal until we were four days from closing, obviously, it was never going to happen.  Bottom line, my client is happy, but he went through un-needed stress and trials. Okay, so the "buzz-words" in the real estate communities these days are "foreclosures," "bank-owned," and "reo's."   With "the-sky-is-falling" abandon, the media is hyping the talk about the current real estate market.  Prices are dropping, people are losing their homes right and left and distress sales are the majority of the deals being done these days.  AAAHHHHHH!!! Don't get me wrong - there are definitely areas of the nation where this is, sadly, true.  But real estate is a funny animal - it is local, not national.  Good markets exist in pockets, in niches.  Broad generalities about what is happening in the US may not necessarily apply in, for instance, Lake Arrowhead. Still a good number of new listings are making their way onto the market.  Of course, the push for most was to get their homes listed prior to the holiday weekend.  It was a busy weekend on the mountain, though poor weather hampered some showings and open houses.  Fifty four new listings from Crestline to Green Valley Lake this past week, 110 properties in escrow and, as last week, 9 properties sold (5 of them in Crestline).    Not one single sale in Arrowhead Woods this week.... Lake Arrowhead this week has not been the typical weather pattern... Here I sit on the Sunday of Memorial Weekend, I am thinking back to the holidays of the past, sunshine, warmth, bbq's, swimming, but that is far from what we have this weekend.  We have had freakish weather the last few days... thunder storms, hail, snow and mass rain.  When I headed out for my morning run, it was a crisp 29 degrees, brrrrr.  Funny thing is, I am sitting here, wearing my sandals, capris and all of my patriotic acessories and I am trying to tell myself, it is summer, brrrr... The bright side of all of this, I glanced at next weeks forecast, 75 and sunny for next weekend... I have already planned my next Sunday, I will float around in the boat and bask in the sun... Bank-owned properties are one step away from crossing into "the 40's" in terms of number of listings for the first time since I've been doing this page.  Seven new REO homes make the list this week, along with an equal number of price reductions.  Short sale properties still hover closer to 30, as has been the case the entire time I've been tracking them.  Three new homes and three new price reductions round out the group for this past week.
