    FHA notice on delay in FHA condominium changes:   Implementation of FHA's new policy guidance for condominium project approval and condo unit financing will be delayed until December 7th  2009.    The new guidance, to be issued within the next two weeks, will:   Ø  offer additional leniencies to address the difficult market conditions   Ø  augment some portions of FHA Mortgagee Letter 2009-19, providing additional information and clarification.    Until the new guidance takes effect on December 7th, 2009 lenders may continue to use the Spot Loan Approval guidance issued in Mortgagee Letter 1996-41.  Further, the site condo changes that have already been implemented are not affected by this delay.   To read FHA Mortgagee Letters 1996-41 and 2009-19 please visit:http://www.hud.gov/of...

On Tuesday, October 20 the Pleasanton City Council rezoned three vacant parcels in the Hacienda Business Park near the Pleasanton BART station to allow for mixed-use development. Two of the three parcels are located on Gibraltar Avenue across from the Sienna town home development. The third parcel is located on Owens Drive across from the Dublin/Pleasanton BART station. The land is currently zoned for office, R&D, light manufacturing and allows for the development of six-story buildings.  The property owners now have the flexibility of building mixed-use developments which could include multi-story buildings with retail and services on the ground floor and residential units above.  The Council action on Tuesday night only rezones the land - they did not approve any new development. Acc...

It is normal for a Seller to suggest they take their home off the market over the Holidays. I had many years where my best quarter of the year was the last quarter. There are  a lot of reasons for a Seller to keep their home on the market in November and December, especially in this market. When the competition is withdrawing from the market, the Sellers have a better chance of selling their home. You can also decorate your "For Sale" signs in December with big red bows and ribbon around the sign post. Sales activity has been quite good in the Pleasanton Meadows neighborhood since June of 2009!!  So far 14 homes have been sold, 2 are pending and 3 are active on the market.   For the most part homes in Pleasanton Meadows are not staying on the market for too long, on average homes are on the market for under a month.  There are a few exceptions of course where the homes are staying on the market longer!! Prices are holding well and even the "bargain list priced" home at 3410 Stacey Way, went for over $550K!!!!! They are located at 4220-C Rosewood Drive in Pleasanton, just two minutes off the 580 freeway at Santa Rita Road. They have another location in Oakland at 4060 Piedmont Avenue.
