It's open every Sunday from 10:00 a.m. to 1:00 p.m. and is located in Clarksburg Town Center at the junction of Public House Road and Ebenezer Chapel Road. Work on a portion of Skylark Road in Aurora Hills is scheduled to begin in a few weeks, and it will mean re-routing of traffic in the neighborhood. The work will take place on Skylark Road from Piedmont Road and will continue to the entrance of the Ovid Hazen Wells recreation fields near Cherry Branch Road.  Artery Development of Bethesda will begin work once the utilities companies have moved their power lines and utility poles to permit construction, and a section of the road will be closed for about six weeks.  Artery has pledged to post detour signs in advance so that motorists will be forewarned of the new traffic pattern.

The latest statistics are out and they reveal that home sales in zip code 20871 reached $8,035,069 in July 2008 versus $6,982,368 during the month of July 2007.  That's a 15.08 percent increase in the total value of homes sold in Clarksburg compared to last year. The number of homes sold totaled 15, compared to 14 in the same month last year, and the median sold price of homes was $452,500 -- down 7.14 percent compared to last year.  The average days on the market was 106 in July versus 84 in 2007. So... more homes sold, but they were at the lower end of the price range and taking longer to sell.

Here is the Clarksburg Area (Clarksburg, Hyattstown, and Boyds) supply and demand chart for July 2008.  The Red lines are the active homes, blue under contract, and green are sold.  The absorbtion rate is determined by the number of homes on the market and the number of homes selling that month. After a significant improvement in June, July dropped slightly.  However this is an increase over this same time last year.  This is a great sign for Clarksburg real estate community.  Absorbtion Rates:  July 2008  8.3% absorption rate July 2007  7.3% absorption rate July 2006  5.2% absorption rate

Over the weekend, the US Senate passed a bill that aims to reduce the number of foreclosures by permitting homeowners to refinance into government-backed loans.  The House of Representatives approved the bill last week and it now is headed to the President for his signature, which is anticipated. The program would be available to an estimated 400,000 home owners and would be administered by the FHA.  It will insure up to $300 billion in refinanced thirty-year fixed-rate loans. For mortgages that now exceed the value of the home, the lender would be asked to voluntarily write down the principal to the qualifying level.  That's the rub: the success of the program will depend on how receptive banks will be to writing down a portion of the loan.
