december 2011 challenge: The END IS NEAR...and I am ready to Finish!! December Blog Challenge #31 - 12/31/11 09:16 AM
Done...Over...Finished...Through... Completed... By the hair of my chinny chin chin!!!
I am not sure how I did it...but I managed to complete the December Blog Challenge when I send this blog over the World Wide Web!
What I am excited about is more than the points (although I do like them so please add my extra 5K in points asap to my point total) ... I am excited about just finishing... a renewed feeling of accomplishment that will help propel me on to higher results in Active Rain... and in my career.
I met a lot of new people along the way … (3 comments)

december 2011 challenge: Paying the Bills One Last Time...For This Year! DBC #29 - 12/29/11 02:50 PM
Only 2 more days left in the year and only one more day for me to pay off any more bills. And I plan on doing more of that.
The way I see it, the more I can pay off this year the more I can use on tax deductions (if the accountant says ok) and the less I need to worry about next year.
And there is finally light at the end of the tunnel!!
Between my wife and a tax advisor...and two kids...I am 5th in line for getting any money that may be left over.
Many people have bucket lists … (1 comments)

december 2011 challenge: Running Out Of Time...When A Great Listing Expires! DBC #26 - 12/26/11 09:57 AM
We've all had them... a great listing that has us excited when we list it.  Everything looks good...the price...the location...the condition...the market.
And then...and then...and then...NOTHING...NADA..ZIP...ZILCH...NO OFFERS!!  NOTHING!
Sorry...didn't mean to shout so loud and long.
Have you ever had a situation where you just wanted to let out a blood curdling scream?
Well...then you know where I am.  I have a farm land listing that for some reason...just will not sell.
You dump tons of time and hundreds of dollars in special advertising and get great bites that just shake the hook and disappear and now the listing is close … (3 comments)

december 2011 challenge: Christmas is Year Round! Do You Feel It? DBC #25 - 12/25/11 02:34 PM
The dishes are finally done and the 2 week run of relatives is over.  As I relax and watch a little ball, I can reflect on the past two weeks.
As I was watching some of my wife's family at our home this afternoon I thought back to last week when it was my family at our home.  We had so much fun and here we are again having so much fun.
I thought to myself the only difference between now and Easter, Thanksgiving, or when we get together over 4th of July or summer bithdays...one thig remains the same:   We have … (5 comments)

december 2011 challenge: The Kids are Home and the Turkeys Cooked... Shouldn't You Relax? DBC #24 - 12/24/11 11:30 AM
22 relatives will be here in about 15 hours... and we are almost ready...the turkey is cooked...the ham is ready to bake...all the goodies are ready to go...a few presents to wrap... But...
It is time to relax and head to church and give thanks to the Lord for the gift we received over 2000 years ago and for the gifts we received today and tomorrow and every day!!
My only advice is if you are reading this...get the heck off the computer and go see family and if no family is around go see friends...and if no friends are around...go … (0 comments)

december 2011 challenge: How To Keep Your Spouse Happy Without Even Trying! DCB #23 - 12/22/11 04:21 PM
"Honey...do you want to bake cookies or go shopping this evening?" my wife asked as we were finshing supper.
UMM HMM...This is a loaded question I thought.  "Uh...I am fine with either...did you want me to bake and you go shopping or both of us can go shopping or should both of us bake?"  I asked.
"I think we should just stay home and get some of the holiday treats done" she said.  And I replied..."And You can go shopping in the morning!" as I wiped the fear from my face...realizing I just dodged a shopping trip bullet.
So we baked … (5 comments)

december 2011 challenge: Take Time to Shovel the Snow! (Or Smell the Roses) DBC #22 - 12/22/11 03:50 PM
Went over to another community today and on the way back I meant to stop and say Hi to an old client...and ran out of time...so I did not make it there today.
I should have stopped but didn't and kicked myself in the butt all the way home (which as you know is hard to do while driving a vehicle).
The only excuse I can come up with is I got too late of a start today. Because I was running about a half hour late...the half hour I was going to spend talking with an old client did not … (8 comments)

december 2011 challenge: DO You Know Your Market? No...Not the Comps, Solds, and Actives...But The Other Stuff! DBC #21 - 12/21/11 01:48 PM
All of us claim to be experts on our markets.  We claim to know what is going on with the real estate market and we ask buyers and sellers to come to us for information.
But do we really know our market area?
Todays advice is to KNOW YOUR MARKET!
Yes the comps...the solds...the actives are extremely important but do you...
Know everything there is to know about the past 30 years and what is going on currently all around your market.  Heck, you may need to even know more of the history of the area or subdivision to help you … (5 comments)

december 2011 challenge: Today's Blog Suggestion: Spend Quality Time with Family!...DBC #18 - 12/18/11 11:56 AM
Imagine this...You have never met your boyfriend's family...never met his Mom...only met his Dad once...and now you are going to spend the day with his Mom, Dad, Sister, 3 uncles, 3 aunts, 3 cousins AND they all are going to be dressed up in Goofy Christmas clothes.

No...we are not all crazy...just when we get together because you see... (well maybe my brother Mitch and I are).
Today was the 2nd Annual McCann Family Italian Christmas... complete with gag gifts and a Christmas outfit contest. The outfits were supposed to make us look older than we are...mission accomplished.
I am bottom right … (0 comments)

december 2011 challenge: Volunteering...Get Involved AND Make Money!! DBC #17 - 12/17/11 11:49 AM
Just finishing making supper and then heading to a couple of fundraising dances one for the JR High and One for the High School students.
I highly recommend getting involved in fundraising as most of the parents are also homeowners and business owners and decision makers.
What a wonderful way to get visibility and let potential clients see how you work both casually and under the pressure of a fund raiser.
Plus you feel good while raising the funds.  I am not sure how much I have raised over the years... but every bit helped the orgaization I raised it for whether it … (6 comments)

december 2011 challenge: Who Says a Vehicle has to Be New To be Nice? DBC #14 - 12/14/11 01:53 PM
A while back I was reading a blog on another site and the writer was reporting how the new vehicle they had just paid over $55,000 for was the deciding factor of why they got a new listing.
I scratched my head and went "what"?   That can't be...can it?
It got me wondering how many people actually think they get more business because they drive a new vehicle and is that what I should have?
So I asked 10 friends this question:  Does the age and type of vehicle someone drives influence what you think of them?
To my surprise...4 of them … (0 comments)

december 2011 challenge: Shake it up this Year at Christmas! DBC #13 - 12/12/11 04:02 PM
chi mangia bene vive bene!
We are having our 2nd Annual Italian Christmas on Sunday the 18th.
Last year we had so much fun and this year we are adding a couple of new faces.
My advice to you today is do something different than the same old turkey and roast beef and mashed potatoes.
Let me explain:
When you have both sides of the family (hers and mine) that live in close proximity to each other...it is hard to see both sides for a whole day...so you go to one for a few hours and then to the other.
We had our … (0 comments)

december 2011 challenge: If You Broke Down on The Side of The Road...What Will You Do? DCB#12 - 12/11/11 04:07 PM
It's late...and rainy...turning to snow...and you are 20 miles from home...on the highway...and the tire goes flat...or the hose or belt breaks...and the cell phone is at home...ARE YOU READY?  What Will You Do? What If It Is Your Son or Daughter or Elderly Parent...Now What Will You Do?
No Seriously...What Will You Do?
10 will get you 20 that 90% of the people reading this will say they have a plan in place and they do...except it is a plan that will fail.
At the very least I recommend that you have some type of Road Side Emergency insurance or membership.

december 2011 challenge: How Are Your Wipers and Tires? DBC #11 - 12/11/11 02:21 PM
Okay...it is easy to do this time of year...you get busy trying to get properties closed...canceling that appointment with the car doctor because...well you need to go list that new client's home at the same time the appointment was set to get the oil changed and wipers changed...or the tires rotated.
You know the drill...it happens to all of us...well, all of us normal people anyway.
SO here is what you need to do.  Set the appointment for when they open and stay there.  If you set it for afternoon...they will probably be running behind. If you leave...it may be all … (0 comments)

december 2011 challenge: Are You Ready For Winter Driving? DCB #10 - 12/10/11 05:46 AM
When I started this blog challenge last week I was scratching my head trying to think what the heck I would write about. Then the blog came through complaining about trivial and worthless or repetitive blogs and I knew that I would be okay...I knew at least 30 trivial things I can write about that will help others.
Todays message is about winter driving and how to steer out of a sideways slide.
Last week I took my 16 year old out and showed her how to steer out of a slide after the snow storm.
For those who have always wondered...turn … (3 comments)

december 2011 challenge: Mononucleosis...Coming to a Home Near You! DBC #8 - 12/08/11 09:58 AM
Mononucleosis ... Such a hard word to pronounce...we all just say "mono".
As parents...we hope it is the other guys kid who gets it...and then of course we all wonder how they got it.
Well...that dreaded virus visited our house recently. And Jaime is just getting over it.  Not fun.
She actually played in the state Volleyball Championship game (a lot and played great...see the dig below) and that means a lot of people were exposed to her as we found out later that she had it for a couple of weeks before it was found....including Districts and State where she … (3 comments)

december 2011 challenge: Procrastinator...Nowhere in That Word Do I See "Me" and Yet It Fits Me to a T! DBC #7. - 12/07/11 02:23 PM
Procrastinator.  What a crazy word ... Even the word wastes a lot of time both saying or typing.
5 syllables...the longest word in this blog!  And nowhere do I see "me" in the word and yet it fits me to a T!
Time is already at a premium. I wonder if there were more hours in the day would I really get more done?  Or would I really just have more things left undone? I suspect the latter.
So here I sit...one of the world's foremost experts on Procrastination...trying to figure out how to complete 234 more blogs while being afflicted … (2 comments)

december 2011 challenge: How To Get Ahead in The Blogging World When Time Is a Premium! DBC #6 - 12/06/11 02:11 PM
Do You ever wonder how to get ahead in this blogging world with little or no time?
Do you bang your head against the wall trying to come up with the right answer?

If you answered yes to either question...welll...don't expect to find the answer here...'cause I ain't smart enough to figure it out.
But this is what I am going to try to do...
When I am done with this blog...I really am going to write the next two or three days blogs and have them ready so that all I have to do is pull them from my draft … (2 comments)

december 2011 challenge: 8 Inches of Snow...So How to Connect w/ Buyers? Phone calls!! December Challenge Blog 3. - 12/03/11 02:17 PM
Well...that dreaded snow did arrive...the garden tractor still had the mower deck on it...So how do I get the snow scooped?  Well...first I called a couple of buyers who have expressed interest in the farm I have for Sale.
You know what I mean right?  I actually called them back.
How many times do we forget or procrastinate or simply avoid calling buyers that have expressed interest in the property?  10%...20%...50%? More?
Come on...I know we all do it...the optimal words are "we all"!
Well today I made the calls. Why? Well, I really want to sell the farm...
......but I also did not … (2 comments)
