Ensure all owners sign your agreements

Whether on the sales side of things or the property management side of things, a solid written agreement is the rock upon which our relationships stand.  The “papers” lay out the duties and responsibilities of each side, and also spell out compensation one side will receive in return for services rendered.
 
Signatures of all parties are key to making agreements valid- and crucial to making them stand and enforceable should the parties land in front of a judge one day.

Neighborhood Watch or No Neighborhood Watch?- that is the question. Or at least one of them.
So where do you stand? Are you in favor of Neighborhood Watches, or against them? Do you feel the serve a purpose in the community you live and work in- or are they simply a bunch of nosy, busybody Gladys Kravitzes with nothing else to do with their lives but check for "foreign" vehicles along their beat?

QR or not to QR?  That's the question
Well, it's not the question- but it's a question.  I've seen QR codes used here and there, but surely not everywhere.  Personally, I'd thought they'd have a bigger presence by now- and that folks would have come to see them as some new-age version of the UPC codes everyone recognizes.
 
But the QR code is a funny-looking thing...maybe folks just don't think it's as attractive as that stylishly-striped UPC code.

Orlando Property Manager and Realtor Dennis Burgess (Hampton and Hampton Management & Leasing) discusses the application process with regard to rentals.  The best way to have one's application processed quickly is for us to receive a complete application package when one is submitted.  This includes the application itself, but also its supporting information such as pay stubs, copies of driver's licenses, tax returns for self-employed individuals, etc.

One of the guests at my recent Governmental Affairs Committee meeting was Lydia Gardner, Clerk of the Circuit and County Courts for Orange County, FL.  She was invited to speak to us about what many folks fear is some pent-up shadow inventory of pending foreclosures.

Summer's come and gone, the turkey's been put away, stockings may be hung by your chimneys somewhere- and folks are just about done with back-yard swimming here in the land of sun and sand.  Pools need attention throughout the summer months while folks are swimming- but once the swimmin's done, you can forget your pool until it's swimmin' time again, right?

Great post from Phyllis here- and one I appreciate being able to re-post.  The key, of course, is to avoid time on the market.  Any time on the market means a seller is typically paying a mortgage he/she doesn't want to pay.  Maybe they're eager to get out of a house they're in and into another one- hating to pay the tab for the place they currently call home.  Maybe they've already left a home behind- and now they're paying the mortgage for their new home- while trying to pay the one on the house that's become "yesterday's news" to them. … (2 comments)

Well, today was the 3rd of 4 days' training in ORRA Leadership Institute-land.  The syllabus called for 3 segments- Team building/communications skills, time management and a 3rd segment discussing real estate-related bills that have recently become law in Florida.  We also discussed legislation that recently failed.  My thoughts from today- another great day in a great class.

It's time to fire your property manager.  That might sound bad coming from a property manager- but as long as the one getting fired isn't me, life is good.
Over time, I've written and spoke a great deal about the positive aspects of property management (again- it is my business).  I don't recall ever highlighting the negative side of the business, though- or of how having a property manager may add to an investor's headaches rather than alleviate them.  Maybe having a property manager remains a good idea (and it most likely does- because the alternative is really, really bad- wink, … (2 comments)
