sellers: Home Stager "Tips for Sellers" Who Have Fear in an Uncertain Market - 09/25/07 01:28 PM

Recent conversations with potential sellers have made me realize an undercurrent of fear in placing property for sale in an uncertain market. Clients have noted that they are worried about spending the necessary money to get their property prepared and ready for the market, spend time hiring an agent, live with the chaos and stress of open houses and showings and then take the chance the home will sit for months. All of this uncertainty is realistic in the current market but there is hope.
I inform my clients that people are buying houses! In order to stand out from the crowd, … (12 comments)

sellers: Home Staging Assists Home Sellers - 09/12/07 05:02 PM
Sellers thinking of selling their home or with a home that has been on the market for awhile (longer than 30 days) should consider the services of a Professional Home Stager. Here are some reasons why:
The cost of a consultation is usually less than $500 (depending on your region) and the cost of a stage is usually much less than your first price decrease. This service is also less than the cost to carry your house for months on the market.Traffic is increased in staged homes as agents tell other agents that your home is move in ready. People are also … (8 comments)

sellers: No outhouses in home staging! - 09/10/07 03:44 PM
How do you decorate for Halloween? While on a staging site yesterday, the seller asked if she could put pumpkins out in front. She had recently planted mums so the response was "of course." Then she stated that the pumpkins would be plastic! Okay, maybe not....This conversation brought up the issues of having homeowners decorate for the next holiday while the home is on the market. Here are some suggestions:
No outhouses on the front porch
No tombstones on the front lawn
Avoid inflatable or plastic ornaments inside or outside
Avoid putting static stickers on the front windows
No orange holiday lights
Avoid spiders, skeletons (especially in … (16 comments)

sellers: The when and why of home staging - 08/13/07 02:41 PM

Who's on your team when selling your home? Remember that the three critical aspects in real estate are location, condition and price? If it is important that you get the price you desire out of your home with the quickest sale, the trick is to professionally stage your home. Why is this important?
Professional stagers are on your side! Their job is to create a positive emotional reaction with the potential buyers. This will create a buzz about your home and will lead to increased showings. Agents and buyers will be excited about a home that shows well and is "move in … (26 comments)

sellers: What a buyer wants…and how we can help - 08/07/07 02:30 PM
My adult son bought his first house over the weekend-you know-in this market where there are no qualified buyers. We (the women in our family) had started the search back in January while he was still serving in Iraq. The one house his girlfriend liked was very 1980's in feel and decor but she was interested. Before he could return home, house was taken off the market due to a lack of a sale.
He returned home at the end of June and we all continued to search. Collectively we have probably toured 50 homes. Last weekend he was able to … (6 comments)

sellers: Local Real Estate Market benefits from Professional Staging Services - 07/23/07 09:58 AM
St. Louis is a mirror to real estate all over the country in that there is an overabundance of inventory and homes must "stand out from the crowd" to attain a speedy sale. While the "show me" state always watches for outcomes before adopting new trends, our time has come. Home Staging companies are being developed and are opening in our area with great results.   Many regions in the country have already learned that hiring a professional staging company can speed the sale with an average of 50% less days on market and increase price with offers of 3-13% higher.
