Of the 900+ Realtors in the Cedar Rapids, Iowa area,  very few have any kind of "web presence" in the community.  Their websites are static and only provide information.  They are not geared towards immediate feedback, drip email campaigns, links to related blogs, etc...  In my short time as a Realtor, I have worked hard on having a web presence in my community, and it's finally starting to pay off.  My little fifteen page website ranks first page for two key search phrases and in the top ten for the third search phrase.  I've done this all by myself, and no doubt, … (5 comments)

I know that some Realtors do not have Open Houses in some areas of the country, but to those that do, what are your thoughts on Open House Sign-In Sheets.  It seems like sometimes you have to tread lightly when asking for personal information.  You don't want to seem like the "Realtor Stalker", and as soon as the ink dries on the sign-in sheet, you are mercilessly hounding the person into changing the locks on his house, and getting a new phone number to avoid being hassled.  Okay, that's a little extreme, but you get my point.  I believe in offering … (11 comments)

As a former teacher, I love to use my past experiences in education as a Realtor.  One effective method of prospecting has been the Neighborhood Report Card.  I type in all the listings sold, days on the market, and for what percentage of the asking price.  Customers, especially them engineer types  are big on statistics.  In the middle of the report card I'll put comments down from clients I've worked with.  I go door to door in my farm area in Marion, and Cedar Rapids, Iowa,  and put the report card on doorknobs.  So far, I've gotten a few calls but nothing … (2 comments)

My friend who is a lender and I are thinking of starting a neighborhood networking group that consists of one lender, one Realtor, one electrician, one etc...  Has anyone considered starting such a group in their neighborhood or town and what are your general rules?  I have been part of these groups before, and we usually meet once a month and discuss ways of marketing each others services within our own "sphere of influence" groups.  I think groups like this are nice to have year long but especially during times of the year where business can tend to slow down, i.e. … (4 comments)
