As most of  you know who read my Blog regularly, I monitor and report on Three Beach Communities' Condominium Markets. They all were very busy during the month of March. So I am very interested how this Micro Market did for the month of March.

As we reflect on how the Real Estate Condominium Market Activity fared for the month of July, in Century City, CA; I am noticing a universal trend in the markets which I watch very closely. The inventory is increasing and the number of properties which are in Escrow decreasing.
This is partially due to the Tax Credit being eliminated as well as we are in the middle of summer and people are not as focused on buying homes at the moment.

Le Belvedere Sold! How exiting, this home was built for spec. The owner's intention was to build and make a profit. Originally this property was listed for $85,000,000.00 February 2009, then due to lack of activity reduced to $72,000,000.00 and now it has an owner.
Many people are just amazed at the stratospheric prices (and they should).  This market is not affected by the everyday economic turns one would say. Playa Vista Condominium Market Report for May 2010. As I promised I would be timelier this month with the report. Here you go.
The numbers are quite interesting. There were 33 Active listings on the market for the period of May 1, 2010 to May 31, 2010. Pending and Accepting Backup Offers totaled 15. The actual sales were 18.
This is just fantastic, for a small area to have such good volume is quite amazing.
Now I was curious how the days on market fared compared to a year ago. Not surprising you will see that the decrease is staggering.

Marina Del Rey,CA Condominium Market Report for January 2010. I can hardly believe how fast this month went by. Good news was I was busy handling four Escrows and two of them closed. The others I am trying to keep together.
I will not compare  the statistics to last month, since this is a new year, let us see how the numbers are.:
There are as of January 31st 2010  139 Active Condominiums on the Market.
                                                  22 Are accepting back up offers, where the buyer has not removed their contingencies yet.
                                                  33 are Pending waiting for funds to close.

How to get an offer accepted? Use a Realtor! I wrote this post a while back and now after reading it I find it how true this post was then and how it is timeless now.
Many buyers are asking on various Internet portals how to get an offer accepted.  My answer has not changed and the answer  is still the same:  That is easy, use a Realtor. The multiple offer phenomenons have returned in certain markets. Where is that? The areas are in the Short sale and Bank-owned property. This market is smoking. (Ironically this statement has expanded to all properties)

As I am tabulating the year end Playa Vista Condominium Market Report (2009 Year End Summary) I have noticed, how I there are pocket in Los Angeles that maintained their value and other pockets that have lost value. I have been saying all along that Real Estate is very much like the Wine Production. Winery that has a good Micro Climate will command a high price, look at Plump Jack  vs some of the others.
With that said The Median Sold Price by Month as decreased by 18% over December 2008 vs December 2009.

As we all know there is limited amount of Vacant Land left. Particularly in the Greater Los Angeles area there is less and less of it available. I have been selling these investment lots for over 13+ years it takes a long time to sell, it is not as liquid as Stock, nevertheless I never had anyone loose money on it. Every one has increased their net worth over the years. Including in today's economic times, I found it to be a solid investment.
