Playa Vista Condominium Market Report for June 2010. Here we are the Fourth of July weekend upon us; this is a good time to reflect how the Month of June fared with the activity in Playa Vista, CA.
I am encouraged to report; there are 38 Condominiums on the market, for sale. At the same time In Escrow waiting to close there are 16 Condominiums and one still accepting Back up Offers for a total of 17. There were a total of 14 closed transactions. I have noticed that the Mortgage rates have dropped probably to the lowest level in decades last week and the affordability of homes is now very favorable for buyers. The cause of this drop in the Mortgage rates is due to the uncertainty of the extent of the global economic growth as well as the continued low inflation levels.

There are some interesting developments in the Marina Del Rey, CA Condominium activities.
First there are 155 Active listings for the period of May 1st, 2010 to May 31st, 2010 this is about an 8.6 per cent increase of the inventory from the previous month. Indicating that there will be a be a large selection for buyers to choose from.

Playa Vista Condominium Market Report for May 2010. As I promised I would be timelier this month with the report. Here you go.
The numbers are quite interesting. There were 33 Active listings on the market for the period of May 1, 2010 to May 31, 2010. Pending and Accepting Backup Offers totaled 15. The actual sales were 18.
This is just fantastic, for a small area to have such good volume is quite amazing.
Now I was curious how the days on market fared compared to a year ago. Not surprising you will see that the decrease is staggering.

The Playa Vista Condominium Market Report for March 2010 looks quite different from the February report. The Active Inventory had a slight uptick, currently there are 33 active listings on the market.
There was a greater increase in the properties that went into Escrow this month vs. last month. There are 11 Condominiums which are Accepting Backup Offers and 20 are pending. This I attribute to the new California Tax Incentive for buyers. As the Federal Incentive is fading into the sunset here comes California with a Tax Incentive.

Marina Del Rey,CA Condominium Market Report for March,2010. Well the Spring Home buying season is upon us. Major League Baseball had its open games already. So with that let us see how the Marina Del Rey home buyers decided as well as the sellers.
The inventory appears to be comparable. For the month of March there were 141 active listings. There were only one more than the previous month.

February is always a short month, hence generally there are fewer transactions compared to the rest of the months. In spite of this natural phenomenon, there were 278 Active Condominium listings in what we call in the Multiple Listing Service as Century City/Westwood area.
Interestingly there were 26 properties that were in Escrow, of which 15 buyers have removed all their contingencies and 11 buyers are still waiting to remove their investigation and loan contingencies.
There were 17 Condominiums that Sold in the month of February.

Marina Del Rey,CA Condominium Market Report for January 2010. I can hardly believe how fast this month went by. Good news was I was busy handling four Escrows and two of them closed. The others I am trying to keep together.
I will not compare  the statistics to last month, since this is a new year, let us see how the numbers are.:
There are as of January 31st 2010  139 Active Condominiums on the Market.
                                                  22 Are accepting back up offers, where the buyer has not removed their contingencies yet.
                                                  33 are Pending waiting for funds to close.

Playa Vista,CA., Condominium Market Report for January 2010. It is a New Year, so I will not look back how we did to the previous months.
Hard to believe, how quickly the month of January went by. I was so busy, had two 9 day Escrows to keep together amongst two others, hence the month went by much faster for me.
Now, let us look at the Results. I am not sure if it is my imagination, the inventory is almost non existant.
There are only 23 Active Listings as of January 31,2010.

Here is my continuation of the Century City Market Report Part #2 (the 2009 year end summary)
The numbers are very interesting, many people do not understand why this occured. I suspect since the bankes were encouraged to do more short sales in lieu of foreclosures, this in turn created a demand by buyers and at the same time prevented a larger drop in the prices.

The number of Condominiums in Escrow are up by 56% compared to December 2008. Hence I do not anticipate any large drop in price nor demand for the next few months.

Enclosed here you will find some very interesting Numbers and Statistics for Century City CA Market Report. I broke the report into two parts so you can look at it in more detail. The numbers are not what I was expecting. One of the most interesting Fingure was the Median Sold Price by Month. Virtually there is no change between December 2008 and December 2009. To me a 2% drop  was a true suprize.. The buyers that bougth properties in March, April and  July were the ones that got some fantastic deals.

There are some very telling numbers and graphs to support the activities in the Marina Del Rey,CA Market Report Summary for 2009.
As I mentioned earlier I have never seen such an active November and December as this past year. The numbers are here to confirm that. There was a 286% increase over December of 2008. How about that for people being too busy with the Holidays.

The graph above shows you The Number of For Sale Properties by Month. Very interesting how little inventory we have for sale.

As I previously indicated the Information will be detailed and very interesting.
 My first chart is the Median Sold Price by Month comparison. December 2008 vs. December 2009. The median Sold price is down by 12%. This in the big picture, what we went thru, a tumultous 2009 with the economic and real estate meltdown is very suprizing. I was expecting just like many of you to be worse.
