As a real estate investor, my normal maintenance issue includes air conditioning and plumbing. In southeast Louisiana it is mainly air condition issue. On occasion plumbing issue do arise. When plumbing needs need addressing it usually involves the toilet. A license master plumber is about 100 - 150 per hour. Now as we are entering the final quarter of 2007, let's all review our too do list.
•1.       Review and make sure your on schedule if you have not completed your continue education requirements.

Is anyone have problems with there spell check. Everytime I go to check it gives me a message: Could not exeute AJAX call. Server didn't return valid a XML. I am not sure if it is Active rain spell checker or my system that has the problem

I am finding a large amount of agents not pushing to close deals. In the real estate business for over twenty years and personally as an investor I think we are seeing a new type of agent evolving. Gone are the days of returning calls and given out business cards.

What do you wear to your closing?
Many post have been written about how agents dress. I agree you should complemt your market. Now, with this said how you dress when going to a closing. I have attended closing where the closing attorney and I were the only ones dress with shirt and tie. I feel real estate closing is ceremony. We as agents should look our best. This is just my opinion. To me this lets the buyer and seller know we are professionals or at least look like one.

Anyone having trouble with their Point 2 Agent web site. I have email them asking for help but they have not responded as of this writing. I had no problem, when it was free. I recently, upgraded to Professional and now this. My feature listings on my Home Page are duplicating each other. Check your sites and let me know if your experiencing any trouble. How do you handle a difficult seller?
 
How do you handle a seller who wants full asking price offers only? I have a seller who does not want to even hear about an offer that is just short of full asking price.
 
To top this one off, the wife wants the house only shown if she has had time to clean up. Preferably on her days off from work.
 
I will have a heart to heart with this couple shortly. Do you have a story to share.
