Sometimes I feel tainted by my expert witness work,  where I see agents that are involved in lawsuits.  So, often they are untrained and just not ready to do the heavy lifted that is needed in today's real estate.  This is especially evident when agents get outside their residential home sale area.  Too often they run across a client that wants to buy a business,  an office building,  raw land,  and income property and the list goes on.

After managing over 12 years in large offices,  I think I have a good feel for why agents fail,  especially new ones.
I am convinced that if you do something and do it well for long enough in real estate, you will prevail. It doesn't matter whether that is floor/up calls,  open house, knocking on doors,  farming, etc, etc.  if you do it well and creatively,  you will always win.  the problem is that most new agents start at the wrong offices.  Too often they are looking for bigger splits and wind up at a small office with a really nice … (1 comments)

A lot of people in our Biz are not properly trained.  It is much too easy to get into our business and agents,  especially part timers are not held to any standard.  There are offices in our area where there are 200+ agents,  most of which have full time jobs.   Even if their office offerred training,  when would they attend.

training: Article 11 of the Code of Ethics - What agent don't know, they don't know - 07/25/08 09:10 AM
I am on the professioal standard committee of our local association.  Besides being a member,  I frequently am the presiding officer on these cases. We get the general run of the mill, untrained agents and those who let greed get in the way of their decision making process.
But,  the one that really gravels me is Article 11 violations.  The first part asks that we are reasonably competent and operate within the standard of care.  But, the second paragraph is where the test is frequently made.
