How much do I owe in taxes if I do a Short Sale? The subject of taxes on a short sale come up almost as much as what is a short sale.
Short Sale taxes are to some extent problematic when opposed to the typical real estate transaction. First of all, if the home is the seller's primary residence and they sell it via short sale then they are exempt from taxes on it under the Debt Forgiveness act of 2008 (was extended). Therefore short sale taxes don't really come into play in this instance.

If you've been reading Active Rain blogs at all in the past month or so, there's been a lot of discussion about the value of a real estate agent and the possible stagnation and extinction of our field.  There's a few places that referenced the sequel to Freakonomics, Superfreakonomics. In the new book, there is a comparison of Realtors to Pimps which is an upgrade over the KKK in my opinion.

In the Atlanta Real Estate Market there are several voices telling Real Estate agents what to do.  Some are suggesting discount brokerages, which have seen their business dwindle to its lowest level (in terms of market share).  Others claim that the internet is the ONLY way. In the "What will they think of next" column comes this newest scam technique by one RaymondMike, scammer, on Craigslist.
So here's the story.
On Friday I listed this wonderful Lawrenceville Home For Sale. As with all my listings, I put a flier on Craigslist. I use an automated service provided by my loan officer for this. I didn't think much of the calls to rent the home since I get a lot of those on other homes, but this last call caught me.
Here's the call:
"Hello, this is Joshua."
"Yes, We'd like to see 333 Brook Lea Cove."
"Fantastic, where did you see it?"

As long as I have been in Atlanta Real Estate, it's always been a buyer's market.  Sure there were some streets and some neighborhoods that had a certain essence that people clamored for, but overall, as a buyer you could always expect concessions of some sort.
If you're a big fan of the media, you might want to click away right now, because I hate to break it to folks, but this is one of the best years ever for Real Estate.

I was reading an article about cost effective ways to increase profits and came across some great statistics.  We are all familiar with the 80/20 rule, or at least should be.  The ideas that 20% of the people are responsible for 80% of the income, and 80% of the people make the rest of the left over 20%.  You can take this "law" or rule even a step further.  20% of your daily activities are responsible for 80% of your income.   OK now here's the hard part, that's right, 20% of your CLIENTS are responsible for 80% of your profit.
