I recently read somewhere that over 77% of buyers work with the very first agent that they meet.  Whether that means that they found the agent online, at an open house, or through a referral from a friend/co-worker/family member, that is an interesting and frightening statistic.  Even more, the average seller only interviews one agent at least 89% of the time.

You would think that this would be a good problem for a listing agent to have, right?
After all, it means that I must have done something right.  Or the seller did.

The preparation of getting the house ready for listing, for professional photos, for showings....that is all done with suggestions from the listing agent.  But the execution clearly falls on the homeowner to make it happen.
So when all of the things are done and checked off the list, it is time to enter the market.

You would think that this is a good thing if you are selling your home in Cedar Rapids.  The market is picking up.  Not much competition. And you did everything that you were told to do including pricing it right.  So why are you feeling blue?

Inevitiably, many sellers just aren't expecting or are not fully prepared for the move.  The agent told you the average days on the market is 2-3 months.  So when it sells in the first week, your head is spinning.
