real estate: We Sell More Than Patio Homes - 08/12/20 06:54 PM
Based on our blogging you might be under the impression that we only sell patio homes and condos, and while that segment of the market is a BIG portion of what we do, we started our real estate career in a more general way.
First time home buyers, distressed properties, multifamily units, sellers selling for the first, second or third time?  Any and all were fair game.
Now over time we've eliminated some segments of our business.
We've done our last short sale, ever.
Multifamilies and investment type properties?  We can refer those out to someone with the right specialty.
But we do continue to … (2 comments)

real estate: Real Estate Lingo & The Land Of Confusion - 06/26/19 07:08 PM
CDOM
Short sale
Earnest Money
Inspection Contingency
Waiver
Builder's Rep
Pending
And that's just the VERY short list of terms as real estate agents we throw around, but do the people we serve understand those terms?
In some cases, I'd say the answer is a VERY apparent NO to their understanding level.
If I had a 10 spot for every time I'd explained to a caller why going direct to the builder's rep without an agent is NOT a good idea, I'd have one heck of a European vacation.
If I had a 20 for every time I've had an Internet showing request for a PENDING home, I'd have my … (2 comments)

real estate: Recalculating... - 09/28/18 07:50 PM

This evening we decided to have takeout for dinner.  There's a good spot two exits down the interstate from us that is pretty good.
Normally driving down the interstate is the way to go.  The speed limit is 70 and those 8 miles are pretty quickly covered.
But tonight we didn't initially take into account that sections of the interstate are being repaved in the evening.  Go early before the work starts, no issues.  But wait too long like tonight?  You've got about 3 miles of stop and go traffic with a lot of emphasis on the STOP part.
However, if you're paying attention … (12 comments)

real estate: Ignorance Is Not Bliss - 09/15/18 07:35 PM

When I was younger I could pretty much eat anything I wanted without repercussion.  I didn't care about calorie content or how much salt was in the food.  I might even ADD some salt if I thought it needed it.
Well, I got older and things changed, and now I need to REALLY pay attention to my salt intake.  Get too "wild" and all I have to do is look at my swollen feet to know it.  So a lot of foods I used to love have been banned from my diet.   The reality is MOST prepared food that goes in … (4 comments)

real estate: How Many NOs Will It Take? - 08/10/18 08:06 PM

Some kids figure out if they ask their parents enough times, eventually they can wear them down and turn that No to Yes.
Can I?
Can I?
Can I?
And in some cases in adult life that same strategy just might work too.
But in most of real estate asking for the same things over and over just lead to No, No, No, and more No.
As a buyer you can consistently refuse to take your agent's advice and offer too low over and over, and the answer from the sellers will consistently be No, how about full price?  Or maybe even silence.
You want a builder to … (4 comments)

real estate: So You Want To Fly Solo? - 06/13/18 07:01 PM

I'm not a pilot and I don't know how to fly a plane but coming from Annapolis I've known plenty of Navy jet jockeys (and if you don't know they're a fighter pilot, just wait a few minutes, they'll tell you soon enough!).
But there is something I do know about becoming a pilot:  pilots don't fly solo without training.  Lots and lots of training.  In the classroom.  In simulators.  In special training planes where an experienced instructor guides them to attain the skills needed and how to react in an emergency.  And only after they've cleared all the necessary hurdles … (4 comments)

real estate: Sous Chefs and Real Estate Agents - 11/25/16 02:52 PM
Yesterday was a quiet Thanksgiving for us.  Our relatives are all about 7 hours drive away and it's not practical every year to make the journey, so this year we stayed put with a dinner for two.
Liz is a very good cook, me?  My idea of cooking is "what do you want me to pick up on the way home?"!!
But I can help, so my role yesterday was to be the sous chef.  I sliced and prepped more celery, carrots and potatoes than I think I ever had in one day.  Ground pepper, measured salt, chopped Parsley, Rosemary and Thyme (wasn't that … (43 comments)

real estate: The Forecast is Foggy! - 07/14/10 04:54 AM
The road ahead is foggy, the crystal ball is full of mud, no one knows for sure what the real estate market is going to do!
For every voice that says things are getting better, someone else will counter with more doomsaying!  Anyone who tells you they know FOR SURE is probably smoking something besides a cigar!  Real estate is so local, that listening to the national voices is a waste of time except for knowing the big picture items regarding taxes, credits and the like.  Within a town, the outlook can vary just within a few streets of each other.  … (6 comments)
