Survey gives results on important School Decisions
A recent survey by Realtor.com® found that 3 out of 5 home buyers surveyed said school boundaries will impact their home purchasing decision.
Key Survey Findings:
A majority of home buyers who said school boundaries will have an impact are willing to pay 1 percent to 10 percent above budget to live within school boundaries:
• 23.59 percent would pay 1 percent to 5 percent above budget
• 20.70 percent would pay 6 percent to 10 percent above budget
• 8.98 percent would pay 11 percent to 20 percent above budget

People always ask me “How many homes are selling?  Is the market getting better?" Well that seems to make a difference is what area or subdivision you live in.  It’s really not an evasive answer.  Each area and subdivision is totally different!  Here’s what I can tell you about the overall Schaumburg market –
Single Family Homes -  Schaumburg averages 46 home sales a month.  Inventory is down substantially.  The percentage of homes going under contract each month is 22 to 27%. Average Sold Price was $291,666 for the 2nd quarter of 2013.

People always ask me “Lyn, how many homes are selling?”   Well, that seems to make a difference is what area or subdivision you live in.  It’s really not an evasive answer.  Each area and subdivision is totally different!  Each housing type is different too. 
Here’s what I can tell you about the overall Schaumburg real estate market:
Single Family Homes -  Schaumburg averages 24 home sales a month.  Inventory is down substantially from previous years.  The percentage of homes going under contract each month is 20 to 24%. Average Sold Price was $258,938 for the 1st quarter of 2013.

These are the most common factors of home buyers on deciding what area to purchase a home.  Obviously, having children plays a large role in housing selection because of schooling and convenience to those schools.

1)  Overall quality of the neighborhood
2)  Convenient to job
3)  Overall affordability of homes
4)  Convenient to friends/family
5)  Design of neighborhood
6)  Convenient to shopping
7)  Quality of the school district (this becomes the #2 point for buyers with children)

For Schaumburg Home buyers this is good news and another alternative to FHA which has raised it's fees recently.  Another value based option when thinking of purchasing a home in our Schaumburg area. 
You want to work with a lender, like Gene Mundt, that can offer differing financing programs rather than just one product that they try to ram down your throat.  Most lenders will not tell you what programs they don't offer!

Schaumburg homes are selling at a better pace and at better prices. Based on the monthly numbers that I will show you, our housing prices in IL are flat in spite of the media reports to the contrary.
Schaumburg home prices have increased over 2011 levels but that is because nothing was really selling well!  We have an overall better mix of lower priced and upper priced homes elevating that average price.
