homebuyers: What Name Do You Want on Title to Your New Home? - 08/19/15 02:07 AM
Buying a home is a series of choices and decisions. At the very beginning of the process, home buyers may not yet know some of their preferences. First time home buyers, especially, may be learning about architectural styles and floor plans. People who are relocating from outside the area will need to discover the neighborhoods near their new workplace and schools.
Choices about the home and its location are not the only ones that home buyers need to be aware of though.
One item that is on every single document in a home purchase is your name. If you want your legal name on … (1 comments)

homebuyers: Buying A Home Of Your Own; A Right of Passage - 08/13/13 04:42 AM
Buying a home is often seen as a right of passage - an act that firmly transports one from being a college graduate working in the real world to a full blown responsible adult who owns their own home. Many first time homebuyers begin this transition by thinking about how they'd decorate and paint their home if they didn't have a landlord, pricing lawnmowers, deciding what kind of dog they'll get when they have a fenced yard, and even collecting furniture and kitchen appliances that will go in the home they buy.
As the future buyers gather information and decide what … (0 comments)

homebuyers: Apples and Carrots Only! - 09/02/11 07:10 AM
My friend's 8 year old niece said that she was still hungry after eating a chocolate poptart. I asked my friend if he had anything better to offer her like maybe some fruits or vegetables. The niece said she didn't like vegetables. Then she added "except apples and carrots. I like apples and carrots ONLY."
As our conversation progressed, the niece remembered that she also liked celery, tomatoes, red grapes (not green), the occasional banana, cherries, cucumbers, plums, peaches, broccoli, and certain blueberries. Which blueberries? Only the ones grown on their blueberry bush; not the ones in stores because the … (5 comments)

homebuyers: The Truth Some Real Estate Agents Don't Want You To Know - 05/19/10 11:48 AM
The Truth Some Real Estate Agents Don't Want You To Know
I overheard an agent on the phone the other day.  Someone wanted her to "run over and show her this house."
The agent said "Why would I do that?  You aren't my client.  Sure, I could show you the house but I'm representing the seller.  You need to find an agent to represent you.  What if you like the house, then what?  You'd have to go out and find a buyer's agent to write the offer. You don't want me to write it for you, do you?  Remember, I represent … (8 comments)

Pop Up Agents Reviewed on Trulia
Here's a great example of a "Pop-Up Agent" and how the homebuyer feels about working with agents like this.
From Daisy :  "I called an agent, they showed me a property after work one night on Friday, then on Saturday we looked at a few (all pretty close in location).  While they spent the day with us (my fiance and I), I wasn;t feeling the relationship.  He continued to use closing lines, and although we are lookng to find something quickly, it's annoying.  He also suggested I do more "leg work" online, to get one … (1 comments)

homebuyers: Searching Homes for Sale Using the Internet - 03/10/10 01:11 PM

Searching Homes for Sale in Kansas City Using the Internet.
Ryan Shaughnessy, in St. Louis,  did some research about homebuyers using the internet to find homes for sale.  His post caused me to wonder how the results he obtained would compare to a search in our Kansas City area.  I started by doing a searh on Heartland Multiple Listing Service, the MLS for the Kansas City area.  Then I did a Google search of "homes for sale in 64113"; this is a zip code in Kansas City Missouri (MO).
Here's what came up:

At first glance, it appears … (3 comments)

homebuyers: Some People Don't Want an Extra $8,000 - 03/07/10 04:23 PM
Some People Don't Want an Extra $8,000
Today I met a man at my Open House who is going to buy a home but doesn't care about the $8,000 tax credit.  Well, he said it would be okay but he's going to buy whether he gets it or not.  He just started looking at homes today so he wants to look around a bit before he makes a decision. (The house we held open today has a contract on it now; it's been on the market for 6 days.)
Personally, I don't believe in rushing to buy something as important as … (7 comments)

homebuyers: Helping Buyers - 03/06/10 05:39 PM
Helping Buyers
This last week has been pretty hectic!  Buyers in Kansas City have been feeling the pressure to get their contract finalized before the April 30th deadline so that they can claim the $8,000 Tax Credit for First Time Homebuyers. The sunny weather has been great for Showings and Open Houses!
I met with 3 homeowners this week that have been downsized and were concerned about being able to make their present mortgage payments.  It looks as though all three will be able to refinance so they will not lose their homes. Helping people find the right mortgage for them … (4 comments)

homebuyers: And Out Come the Wolves - 03/02/10 07:43 PM

Paul Slaybaugh, a Realtor© in Scottsdale Arizona (AZ) wrote an excellent post about home buyers and sellers who want to cheat.  Realtors who may be tempted to participate in unethical practices may like to read what he has to say before making their final decision.  Honest business practices and ethical behavior are for all seasons.
If I needed a realtor in Scottsdale, Paul is the one I would call on.

is not the most important thing.

When your Friend, Aunt, Mother, Brother, Uncle, Daughter, Sister (FAMBUDS) is buying a home, what can you do to help?   Think back to when you bought your first home. Remember when you didn’t know what an HVAC was; or PMI? Remember how hard it was to decide between your two most favorite homes? What if you pick the wrong one? Do you need a basement? What if you get sick or lose your job? Will the bank really give you $150,000?
