In the back of my mind, I know that there are some North Shore homes - Winnetka, Wilmette,
Northfield, Kenilworth, and Glencoe, that have been on the market for what seems like forever. Why does this happen?
I always explain to my sellers that "time", as in market time, is not their friend. The longer their house languishes, the more suspect buyers become. A well priced home should sell fairly quickly - particularly in a seller's market. Even if the seller is a little high, the offers will come if the price is adjusted quickly.

The numbers are in for the first 6 months of 2014 home sales. Winnetka home sales have shown the strain of low inventory when compared to sales in 2013. I believe the crunch has lessened but the spring market was busy yet challenging for buyers of Winnetka homes.

You may have heard that there are not enough homes for sale in the North Shore towns of Winnetka, Wilmette, Northfield, and Kenilworth. Seems impossible that just two years ago Kenilworth had over 100 homes for sale and now has only 35 with 4 being under contract.
It is a cycle that's hard to break - sellers aren't listing because they can't find anything to move into. Buyers are increasingly frustrated as good homes sell very quickly.

As a homeseller in Northfield, it's not been a bad year. Total sales were up slightly, but home prices jumped remarkably - by almost 18%!. There was pent up buyer demand from several years of a drought real estate market and that will continue for a while.
