Each day lends an opportunity to see things from a totally different perspective. When a situation goes awry, a day or two may be what is needed to set a new course toward gaining ground on an informed decision.
Some clients get cold feet, others want more bend from the other side while many are anxiety-ridden with the 'what-if's' scenario. As agents we are able to bring solid, fact-based information to help guide clients.

As summer soon comes to a close, school is back is session and home buyers are again, ready to purchase in the southern Utah area. New construction permits total 1860 from January 01, 2018 to August 15, 2018, for Single Family Homes and 875 for other.
Washington County Utah Only- No outside sales
Single Family Residential sales decreased from 343 in June to 308 but it is the highest for Single Family Closings of any July since 2004. (Washington County only and do not include Condo, Townhouse, Modular, Manufactured, Mobile or New Construction numbers).

From the first point of contact with potential clients, asking very specific questions prior to showing properties, then listening helps to qualify. Ensuring a price point is pertinent before setting out to different communities to gain a feel for each area.
Agreeing on similar ground is necessary once they discover a potential home sweet home in a desirable neighborhood. The spirit of cooperation and negotiation comes into play for all parties to get to the closing table, achieving the goals set forth.

Testimonials are little gems to utilize because those words are coming from consumers who have worked alongside you to realize their goals. It also takes more than just showing up to fill a chair or being a weak online participant.

Why wait for 2018 when you can meet it?
Many professionals have taken the holidays off to vacation or to gear up for the New Year. I am still engaged, working toward a strong finish for 2017! There is a lot of potential buyer activity in the area right now with visits from family and friends.
I have been answering the phone, returning business calls and scheduling showings in an effort to remain diligent. So far, there is more than $2 MIL in buyer interest in my pipeline with a potential for many more sales through 2018. No time to be still when clients are depending on me to achieve their goals!

Remember to turn on the light!
Recently, I experienced a short lull in business. Instead of becoming paralyzed with fear, I continued to show up everyday at the downtown St. George office, doing floor time, working on my new web site and making calls.
Times like this can be very uncomfortable and are a lesson in patience, faith and tenacity.
There were several potential buyers in the pipeline who had decided to pursue other areas of the country for their dreams of home ownership. I sincerely wished them well, then quickly changed the focus.

Something to think about when choosing advertising and marketing methods to push business forward or you might as well throw your money in the trash. And speaking of flies, they really, really like waste!

Know your market/product to be effective.Be consistent, on time, every single time. Chasing Time? Spend it Instead!
Being a wife, mom and REALTOR helped me to develop a well-honed system, where each day was planned and expected. When the last of our children left home, I thought it would open a wide chasm of time. It is amazing how it gets absorbed quickly without much effort.
After letting go of several real estate related commitments that served little value other than filling a chair, there was not as much time left in the day as anticipated. I still wake at dawn, check emails, get the blog posted, follow up with any messages, shower, dress and head to the office.
