While the median listing price gained and closed sales skyrocketed, new listings fell and so did pending sales. This reflects the confusion buyers are facing with an economy that is standing still and continued low interest rates. Buyers are making purchases, but new buyers are being very cautious. It's very hard to predict the future direction of this local market.

New listings and pending sales were both up while the closed sales dropped. Most of the market activity is reflective of of current events. As the situation in the world becomes more tense, market sales tend to shrink. This is also reflected in in the higher gas prices we see at the pump. Then in late January and early February, the prices dramatically dropped as did the number of listings. I attribute this to a seasonal and weather related slump. Then, as we approach the Spring buying season, listing prices have started to trend upwards. After the normal seasonal slump in November and December 2013, home sales have steadily climbed.
