Welcome to my personal HELL! Yet another complaint by yet another whiner seeking to get something for nothing! The scam that is Fair Housing raises its ugly head again. You must rent to this CONVICTED, REPEAT FELON! I wrote on this subject before (Fair housing truths and myths). The reality of it is my family looks like a picnic at the United Nations! They use to say it couldn't be done, but a local Kansas City lender (NASB) is now offering a non-recourse loan for real estate investing with your IRA. Property types vary but are typically restricted to single family residential, duplex, fourplex or multi-family (5 or more units). What does Non-Recourse mean? A non-recourse loan is one in which the IRA account holder is not personally liable for repayment of the loan. The agreement allows no recourse against the account holders or the balances of their IRA funds. Are you properly insured? The three levels of insurance coverage are Basic, Broad and Special. If you are carrying basic you may find you have gaps in coverage. Whats more; your agent may not have told you your coverage was insufficient to cover many types of loss. This month we added a new client, by the time we got the keys and access to the property it had severe damage from a flood. Raytown, Mo Landlord Licensing at issue again! Today Tim Truesdale, with the city of Raytown approached me at a Chamber meeting. Tim asked me to provide input to guide them in this process. It is nice to know that the city is interested in our input. Raytowns plans differs from Kansas City in that the Hancock Amendment does not come into play in Raytown. The requirement to have the issue voted on would likely mean that it would require a vote of the alderman.
