 Feng Shui and Real Estate:  A Realtor Discouraging a Purchase in New York?

I received an interesting call this morning from a New York State Real Estate Agent who had a knowledge and understanding of Feng Shui.

She wanted to have a Feng Shui Consultant on hand, she told me, because a prospective buyer had looked at a home on Long Island in the town of Old Westbury in the famed Gold Coast of Long Island and she felt the home would have a negative effect on her particular client.

This is a total reversal from what I hear from most Real Estate Agents who dread the thought of calling in a Feng Shui Consultant for fear they will be told the home or business they are interested in would not be a beneficial move for them.  As a Feng Shui Consultant in New York for over 12 years, this particular phone call was definitely a first.

Although I work closely with some Real Estate Agents on Long Island and in New York City and Queens NY, many shy away from a knowledge or interest in Feng Shui.  If their clients are aware of it, they often call me on their own without their Realtors knowledge.  Prospective BUYERS are concerned their Realtor won't understand their beliefs.

This particular Realtor was going to advise her clients on her thoughts regarding Feng Shui and the home they are thinking of purchasing but had a concern SHE would be thought of as "odd" or "different" for discussing them.  I have to stop and wonder if a Real Estate Agent, especially during these difficult times may actually Discourage a potential buyer?

I know many Feng Shui Consultants would disagree on this particular point but I can say this after years and years of experience:  I have seen the most depressed and "sad" properties turn completely around based on two things-Space Clearings and a Client's LOVE of their new home or business and a positive attitude.

I have had clients pass over a home due to principles of feng shui... sometimes, things can be changed and it is great.. other times it is good to move on... I think it would be great to have someone like you help buyers evaluate a particular home.

...and that's what I like about you Carole! The belief that there is very little that the power of positive thinking and intention cannot overcome. I appreciate the fact that you do not allow negativity to sway you to the negative side.  Darkness is simply the absence of light. Once light is shown on darkness, there is nothing to fear! GREAT post, and I can see why the agent called on you for assistance!

Carole:  intruiguing post Since we and things are all energy anyway, it would make sense that rearrange the atoms as in a room, using the principles of Feng Shui, could improve any situation. Namaste

Hi Carole, Jeff just told a couple earlier this summer his thoughts about why they should not buy a home (had to do with market comps) they were also surprised we would say that in this market...as we were not their 1st set of REALTORS. In the long run, a few months later they got a better home (condition) that was bigger (sf) for less $ than the 1st.

If you are in it for the long run and you have reservations yourself, for whatever reason - our due diligence is to share that information as we are to represent the best interests of our clients.

Hi Carole, There is little a positive attitude cannot overcome.  I love to hear that a property with negative energy can be turned around with the new client's love of the property and a space clearing.  Interesting - but it makes complete sense.

Carole--There are times when I must bite my tongue when a client loves a home but it is not what I think is a good fit. It is their home and choice. I can offer suggestions on where problems could arise but if a client has their heart set on a home, I doubt I would talk them out of the property based on what I believe. As you said, love of a home can transform and overcome many short comings. Did you do the consult? What was the result?

Carole - After nearly 28 years in the business, I've come to believe that certain houses do have a certain energy about them.  And it affects the way we feel and exist in them.  I also have a little superstitious belief about houses which are "6" houses.  That's where the house numbers all add up to 6 using numerology.  I've seen some of the most difficult of circumstances come to people who have lived within these homes.  I also know that asian clients sometimes love houses that are "8"s.

I'm confused.

Don't these two say the same thing except in different words:

Rita, You are so right.  If you believe something is going to be harmful to you, it most likely will become that way.  There is too much fear in Feng Shui and I'm glad you convinced your client otherwise.

Tom, I'm sorry to hear of your friend's dog passing.  I know how sad it is but I always believe them to be around us somehow.

Hi Karen Anne, It truly is the Law of Attraction.  I do believe we get back what we expect.  The things we send out have a very powerful effect on the outcome.

Joan, Quite often we can change the energy or aspects of a place to make it work....IF the client loves it.  The power of our own energy is so strong it still amazes me.

Janice, You pointed out something very interesting...we are all energy and we are surrounded by it.  Therefore, we can change it into a  more beneficial flow. 

Jo, I thought it was wonderful, too and certainly a first for me.  Her clients are lucky to have her.

Grace, I am sorry to say that not everyone follows due diligence.  Expecially in these times I am finding people less then honest.  I love that you and Jeff stick to your principles and beliefs and give your clients honesty first even though it may not benefit you financially.....

Sandy, I agree with you.  We need to remember that Energy follows Intent.  For the people that don't believe it yet, I believe more and more are understanding this every day.

Craig, What an amazing phone call!  I think she's a delight and a very rare person!

Teri, She just called and is reluctant to tell her client about Feng Shui but feels this particular home may not be a good fit for them.  She called me to ask if they wanted a consult would I be able to honestly advise them.  I am very impressed with her.

Myrl, I have not heard of the number 6 being harmful in any way.  In Feng Shui (depending on the school of thought), the numbers 8 and 9 are both "auspicious."  The number 4 is a number the Chinese stay away from...it sounds like "death" in Chinese. 

Russel, Sorry to confuse you....I should have phrased it better.  Most realtors do not call in a Feng Shui Consultant because they are worried we will deter their clients from a sale of the home.  This particular Realtor is looking out for her client's best interest by giving them some Feng Shui knowledge and allowing them to decide if they want to persue a consultation.

Sharon, There usually is.  We can advise their clients on so much and certainly take stress off when they move in by helping with placement.

Hi Carole: This is a very important subject, from my perspective. A couple of weeks ago, I had clients, a young couple, who were seriously thinking of purchasing a home where the previous owner had become despondent and had committed suicide. I did not feel it would have been in the client's best interest to purchase the home, but they were insistent they wanted it UNTIL they got home and developed the pictures they took inside and saw ORBS. I was so happy, for their sake, that they saw the orbs, only because it discouraged them. I did not think this would be a happy home and did not wish to be part of a transaction that I felt would be ill advised, but I would have written up the offer if they had INSISTED because people have free will and can make their own decisions.

Hi Carole, we will work with you anytime. We are not afraid to tell our clients what we think. Eileen and I work together and sometimes her Chinese buyers/sellers are very feng shui oriented, so I think I can get the ideas of it often.

Deborah, How nice to see you back!  I would absolutely tell people if I felt something in a home and then I would allow them to make their own decisions as you did regarding the property.  However, I have seen (and felt) homes and businesses that had a very negative feeling turn around when client's purchased them with love and followed some simple and inexpensive Feng Shui Principles.  I would have not believed in some cases these people would have done well at ALL but I've come to believe that a client's Energy can overcome negative Feng Shui.

It still amazes me!

Candice, For the time I am moderating the group and haven't featured my own posts :)  It took me years to realize that homes and businesses can turn around and support my clients when they are purchased with love and good intentions.  When their energy is that strong I believe it overcomes even very negative Feng Shui.
