I was called by a Monrovia real estate agent to provide a home staging consultation to one of her clients as part of her listing package. She did a great job working with her clients and they enthusiastically completed all the tasks on my consultation to-do list.

We staged on January 19, 2010

The house hit the MLS on January 21, 2010

The house was in escrow with multiple offers on February 2, 2010

This was an occupied home staging. We staged using much of the homeowners' furniture. I used a few pieces of rented furniture, and I brought  a vanload of accessories and artwork from my home staging warehouse.

While I'm very happy for the homeowners and the listing agent, these kind of results are not unusual for this Los Angeles home stager. Most of the homes we stage sell quickly, usually in the first couple of weeks the homes are on the market.

Much more effective and dramatic use of that space Michelle!  Did you find it challenging to have the home seller agree to rent furniture when they may have felt they had what they already needed?

Thank you David. The homeowner's furniture was in good condition, so we were able to use it, keeping the costs down. I'm with you...I hope we all have these kinds of successes in 2010.

The homeowner was willing to get rid of everything if I said it was necessary. They were very cooperative. All they wanted was the fastest sale possible so they could move to their retirement home down in Austin, TX. I felt that since their furniture was in good condition, and fairly neutral in color and style I could use it, thereby saving them money.

Isn't it wonderful to work with such cooperative clients who understand the value you bring?  I know a good stager in Austin if they need help on the redesign end... she's our State President =)

Michelle-I had to look twice to make sure it was the same room  What a difference. Did you do a consultation where the Sellers actually did the "staging" or did you go in after the consulation and do some of the staging as well?

KK: I mentioned to the homeowner that I knew someone in Austin, but I think they've owned the house for a while as they have grandkids in the area.

Kathy: I did a consultation and provided the homeowner with an extensive checklist, which they agreed to take care of before I returned to stage. They removed a lot of furniture, plants and smalls. When we got there, we had to move a few pieces of furniture to the garage, but for the most part, everything was just as I had requested. Then we moved in the rented furniture, and a van load of accessories, artwork & plants.

Hi LKP. Most homeowners that are still living in the home are a little less willing to make all the necessary changes. This couple's children were all grown so it makes it easier.

Cindy: It did have a less than optimal layout before staging due to all the excess stuff. Now it has a very good flow.

Michelle - Great job and congratulations on the very quick sale.  We're working with some clients now who are also relocating to Texas and they are on board for every one of our suggestions.  They both watch a lot of HGTV so when we showed up they said "they're just things, so we'll do anything you suggest".  It's sooo nice when this happens and we get to have such cooperative customers.

Michelle, the house looked really nice. I stopped by since it's in my neighborhood and there was a family there that I thought were the owners. Turns out it was a family who loved it so much they were glued to it, acting like they did live there - maybe they were the ones that bought it - I don't know. Congrats on the quick sale.
