You And Your Property Tax Bill - Wetlands

In her Post Uxbridge - It's Official - Spring Has Really Sprung Kathy speaks of the spring time danger of our flooded streams and rivers. Every year we watch the levels in our back yard rise at least a couple of feet. Our worst year saw the water rise over four feet with a surge in the middle of the river (caused by the force of the water through the dam) another four feet on top of that.

 

Wetlands And Property Values

The value of properties that are adversely affected by wetlands is usually adversely affected as well.  A portion of our property goes under water for periods of time, and what we can do with it is hampered by flooding and regulations thus affecting the value of our property. This adverse affect entitles us to a reduction in the assessed value of our property.

That does not mean all water on your property adversely affects the value. You may have a lakeshore property where the value is enhanced by the presence of the water. You could also have a pond that adds value to your property.

 

Wetlands And Your Assessment


If you have wetlands or protected marshlands on your property or if a portion of your property is subject to prolonged periods of flooding check with your local Assessor to see if you are entitled to a wetlands reduction in your assessment.

I never really thought about that, but it makes sense.

However, if it freezes you get a hockey rink.

They can't charge you extra for that. Not in Canada!

Brian - it never freezes right over however the pond behind the dam and on my neighbours property does.

If your neighbour allows "pond hockey" then he should get a discount off his taxes.
