One of the things i enjoy most about home staging here in Fort Worth is having the opportunity to transform a home that had previously been un-loved and just about un-inhabitable into a gorgeous fresh new space for someone to love and come home to. It's really gratifying to see how a house can be made new again. These older neighborhoods on the west side of Fort Worth, this one is called Ridgmar, have great homes that are gradually being turned over from one generation to the next!

So... here's the befores. This home needed everything. I mean everything. From top to bottom inside and out. Hampton Redesign works with an investor who buys these distressed properties to renovate and flip. I come up with a master plan, floorplan, kitchen, bathrooms, finishes, cabinets, granite, colors, floors and overall look and feel. In this case I recommended knocking out the wall between the kitchen and great room as well as opening up the galley kitchen wall to the living area.

After. On the left side was sliding doors and these were replaced with French doors.

One more shot before of the living area. TThis is looking from the dining area to the front door and the walls on the right are now gone.

I decided to keep the floors all wood to create a seamless flow between the different living areas.

I really enjoy working on these types of projects - and of course once all the construction is done I get to put the icing on the cake. Staging it!

Gary - thank you so much for your kind comment. I feel very fortunate to have had the opportunity to meet up with this investor and the funny thing is he was referred to me by another stager! The Dallas Fort Worth area is so large I often get referrals from my staging buddies who work far north of me and we take care of each other :)

Ginger as I was staging the house I couldn't believe I was in the same place I looked at back in October when this project started. This house was reborn! 

The wood floors came out great Cheryl. Its amazing what they can do with engineered hardwood these days!

Lori it's definitely a win win business relationship. It's not always easy working with a tight investor type budget but I like the challenge of finding the best look at the best price. Appreciate your thumbs up :)

In any other market than Dallas Fort Worth this home would be worth 2 to 3X as much Annie, but as it was.... it was unsellable and uninhabitable so now the neighbors can breathe a sigh of relief! Thank you!

WOW!!  There was definately some synergy on this project.  I love it... the colors... the openess...furnishings.  I have a feeling the buyers will react the same way!   You are so lucky to have a Brooks rental in your area.  We don't have one in the Kansas City area.

Leanne I couldn't do what I do without Brook and I have a great rep too. It really takes a lot of the load off me to focus on the other parts of vacant staging - of which there are many as we know! Thanks for your comment!

I appreciate your thumbs up Karen! We did carpet in the bedrooms in a neutral shade and I picked a pale travertine for the bathrooms so it's really a neutral palette throughout and this house needed it as the ceilings felt kind of low. Especially with the trend towards vaulted and 10 ft ceilings these days!

Tessa, this is an amazing transformation!!!! It's almost unbelievable that this is the same space. Great re-design on this kitchen. Taking out the wall madpejibayee such a big difference in opening up the space. LOVE IT!

Birgit we ended up taking out two walls and fortunately the wall where the kitchen cabinets went was load bearing. This was a non-descript ranch style home and it had low ceilings and not much pizazz, Lot of junk but no pizazz ;) Appreciate your stopping by!

Thank you Anna. Yes I had a l ittle convincing to do on the white cabinets but I'm happy I didn't cave in to do wood. I knew it would be tricky with wood floors to get the right colors and I knew the white would help open the space and since the kitchen is on view from all angles the caibnets needed to recede into the walls and look more like furniture.
