Buyer Tips:  Must-Haves, Wants and Don’t-Really-Needs

Homebuyers, have you determined what you REALLY need in a new home?
What do we need?Searching for the right home takes time and lots of patience.  Before you head out to tour Charlotte homes on the market, you are wise to know exactly what you want in your new home.

Create a list of the features you want in your new home, so you make the most of your time by looking only at Charlotte homes that meet your criteria. Here is a quick guide to help you create a checklist:

Must-havesMust-Haves:  These are deal breakers; features that you cannot live without. Do you need a certain number of bedrooms?  Do you work from home and need a home office, or possibly even an outside entrance to your home office?  Perhaps you have small children or large dogs and need a fenced yard.  Decide now what you must have in your new home and put it on your must-have list.

WANTS!

Wants:  Features you would “like to have” are those you want but, are willing to sacrifice if the home is otherwise perfect.  Perhaps you’ve always dreamed of having your own swimming pool or cathedral ceilings or an oversized garage.  Include on this list whatever you would like to have in your new home, as long as it doesn’t take away something from the “must have” list or push you over your price range for your new Charlotte home.

Do I really NEED this?Don’t Really Need:  Some features are simply not as important as others. Knowing what you don’t really care about can help you stay focused on what really does matter to you.  Additions to this list home features may include a whirlpool tub--especially  if no one in your home ever takes a bath.  Perhaps you don’t really want to take care of an oversized yard, so lot size many not really even be important to you.

Once you’ve compiled your checklist, share it with your real estate agent.  You’ll be pleased at how this speeds up your home buying process, reduces time and frustration and gets you in a home that you’ll love living in for yours to come.

Let me help you find your dream home. Call me today or email me for more information and to help you get started with your list.

Debe - Thanks for a colorful and articulate post to help focus buyers' attention to the buying commitment!  The showing is the easy part ... the signing is the hard part - especially if they do clearly understand what they really want!  Good job!!

Hi Debe -- As always, very good advice.  Buyers can sometimes really have great difficulty in defining these first two categories, which, when done well, can serve as a solid framework and indeed, make the process much better, easier and quicker.

This sort of list filters out whether buyers are being realistic. When the must-haves are really beyond the affordability index - then serious buyers will adjust - the not so serious will hang tough.

Debe - so well thought out and easy to understand. Too bad so many folks just have such a tough time editing their list down. Or have little clue to begin with.

Debe, this is a great way to help buyers whittle down their choices and get to the point where they are ready to act.  This post should be required reading!

Debe, if buyers know these things when they start their search, they'll find what they're looking for a lot quicker.  Worth of a re-blog.

That is a great way to help the client focus on what is really important.  It also helps you know what to look for.

I help my buyers out by having them complete a buyer profile, then we perfect it from there. It helps them be more focused about what they really want and helps me do a better job at locating the best home that meets their needs.

I have a similar list that I give all my buyers, but instead of Don't Really Need it is Absolutely No Way.

Margaret--I love YOUR post!  Glad I could be the inspiration for YOU for once!!  You are often the inspiration to mine!

Thanks, Jack!

Chris--You're right--and it's not always about making the process easier for us but, making it easier on THEM!

Ruthmarie--No truer words have been spoken--when they finally realize that, it's smooth sailing from there!

Jane--then you KNOW what a treat it was to have her here!  So, what about traveling to NO for NAR?  We have three in our room and I wouldn't mind adding one more!  Just find a way to get there!!

Jeff:  This is the BIG clue!!  LOL  Now, to get them to heed the advice is another thing sometimes!!

Eric:  Thank you!  Hey, looking forward to NOLA!  Kerrie and I are going to make a special point to hear you--I need to find out what day/time so we can be sure to be there!

Tammie:  Thank you so much!  And, thanks for the re-blog!

Elite:  Thanks and you're so right!

Bernadine:  Those profiles help tremendously!  I love having them completed COMPLETELY because it really does help us narrow before we ever get started.

Erica:  You're such a sweetie!  Thanks for the re-blog too!

Mike:  I love it!  That's a great way to put it!

Debe, as always this is so thoughtfully written and helping buyers parse the differences between wants VS. needs is very important. We have decided to remodel our house and the thoughts went from cosmetics to repairs to minor addition to...well, now it's full blown and we hav e actually hired an architect. I am sending this to my wife (and myself too) because we are starting to thinking in terms of "wants" disguised as "needs" ;-)

Hi Russell!  Yes, this can certainly apply to remodels too!  The best advice I can give you, which you ALREADY know, is to THINK RESALE!  What is your ROI going to be?  If minimal, pass on it!  Good luck--and hey, take before, during and after shots--what a great blog that would be for the company that you ultimately hire AND the architect firm that you use!!  (THINK BLOG!!!)

Hugs,

It always seizes to amaze me when buyers start out looking and what they end up buying.

Great points all, Debe.  One more that you may want to add is "Absolutely Don't Want"  Many buyers know things that they simply don't want from their new home.  A swimming pool is a common example for around here.  Many people wouldn't even look at a property if it had one, even if everything else made it their dream home!  And many people may not know exactly what they want, but do know what they don't want.

The better that buyers can prioritize the features and benefits they're looking for, the more efficient the homebuying process can be.

Oh, dear. There’s a very important “must have” that you left off: The most thorough, detailed home inspection by the best and most experienced home inspector you can find. J
