 Century City Condominium Market Report for October 2010. I cannot believe how fast the month has started out.  Everyone I talk to is busy, listing presentations, negotiating offers. I suspect now that the elections are over, people are focusing on buying.

Now let us look at the numbers for October and see how they compared to September.

The Century City Condominiums that were for Sale, Available dropped from 307 from the previous month to 291 Active Listings.

The properties that are accepting Backup offers increased from 27 to 31. This is quite an increase, the indication is an increase in buyers prepared to purchase now rather than later.

There are 5 properties on hold  this is where there are 5 properties that have accepted offers, but the property is in Short Sale and needs Lender Approval, hence the Hold Status.

The number of Pending Sales dropped from 40 to 38 for the month of October.

Of course the most important number is the Sold, interestingly unchanged from September to October, the number is identical 26! These are definitely reassuring numbers.

Endre, It's a curious year.  We're seeing more October activity than usual.  We had the same, listings dropping off the market ....the typical belief that no one buys in the fall/winter...MISTAKE, they do buy!....but that just increases odds for our sellers that stay on the market!

Bill & Liz, you are so right, I have a client flying in from Canada this weekend $2-$3m range next week I have a client flying in from Chicago $4-$5million range both serious cash buyers. Every property I am trying to set up is either in Escrow or they have an offer on it. I agree with you big mistake on seller's part not to list right now.

Endre, your market does seem to be moving along briskly.  We are now moving into a bit of a slow period that won't rebound until early spring.  However, as Bill & Liz said this is has been a curious year so who knows what's going to happen yet this year.  

I also have a license in Illinois and do some work in the Chicago area...there are also a lot of high end cash sales going on there.

Nick, I used to have my Massachusetts's license, then after a few years I just let it expire, I am so busy here, it is just easier to  have a referral out to someone who will do a great job and stays current with the market.

Reassuring indeed... Funny how the market bounces all over the place, and here to condos in certain neighborhoods a selling and prices are stable and rising.
