Who Died and Made REDFIN . . . Real Estate God?!? ***** DIRECT COMPETITOR POSTS YOUR WORK PRODUCT *****

Reblogger Jane Peters

I am beyond mad about this.  Redfin have absolutely no right to these statistics, let alone to print them.  I have two sales showing up - in 8 years of real estate.  The only purpose this will serve is for people to use numbers to sell themselves.  Any agent can show their numbers on their own.  They don't need Redfin to do it for them.  But they will have a field day comparing theirs with those of an agent with less numbers, even though that agent may be ten times better than them and probably is.  Did I mention I am fuming.

Original content by Carla Muss-Jacobs, RETIRED Inactive License Oregon

This is the most appalling breach of ethics I have ever witnessed in my life as a real estate practitioner. Not to mention unfair busness practices and Lord only knows what else . . .

Read this NY Times article and tell me how happy you are with Redfin . . . Redfin Posts Other Agents WORK PRODUCT

The real title of the article is:  "Redfin Posts Data on Real Estate Agents Success"

Hmmm . . . since when did competing brokers/brokerages hire Redfin to  post data?

Since when did competing brokers/brokerages hire Redin to "advertise" their closed sales?!?

Since when did competing brokers/brokerages hire Redfin to "post [their} data" . . . PERIOD?!?

Refin has managed, somehow, to post competing agents'/brokers' CLOSED TRANSACTIONS (in "select" markets")

I wonder what dipshit came up with this bright idea?  Who allowed all the agents in "select markets" to be bent over backwards and made to bark like Redfin's bitch dog.

Redfin must have pulled this "confidential" information from the "member" organizations of the MLS.  How else did they get this information?  Redfin certainly didn't come to me for my permission to post my closed transactions ON THEIR SITE.

Thank you RMLS for allowing Redfin, a business competior, to broadcast non-public, priviledged and NONE-OF-ANYONE'S BEEWAX business over the Internet.

Last time I checked, boys and girls, Redfin is a DIRECT COMPETITOR (of everyone who is NOT hanging their license with Redfin).  How can they post anything about another agents' sales?  Who gave them authority and/or permission?  A closed sale is a business relationship between client and agent/broker/brokerage.

What other business on the face of the planet thinks it's okay to post/publish the confidential sales of an individual agent/broker NOT EVEN ASSOCIATED WITH . . . REDFIN?!?

Last time I checked, boys and girls, the MLS is a "membership" organization.  Iinformation and data I post with them and is recorded and maintained by them is compromised by my competitor, ie. Redfin when they post sales information.

How many transactions is NO ONE BUSINESS -- and publically broadcasting could have very bad adverse affects on agents, brokers and brokerages.  What Redfin is doing is really unfair business practices -- on a lot of levels!

If the general public wants to know how many freaking deals an agent has done . . . THEY CAN USE THEIR MOUTH WORDS AND ASK THE AGENT DIRECTLY!

Who DIED AND MADE REDFIN REAL ESTATE GOD ALMIGHTY?!?  Only go to Redfin . . . they are the Mighty Oz with all the knowledge, power AND . . . {wink, wink} you can use this to CRUSH your competition.

XYA Broker goes on a listing appointment . . . pulls up Redfin's information and says "These are my stats . .  . have you interviewed any other listing agents?  Oh, you have?  Who?"

And XYA Broker pulls up their competitors information . . . and . . . the competing agent doesn't have the "numbers" . . .

Oh . . . you think this information WON'T be used for EVIL?!?

HA HA HA HA HA HA HA HA HA

Someone needs to sue the shit out of Redin, and any of the MLS if they violated their membeship agreements,  in my humble opinion.  And where is NAR?!?  I'm FORCED to be a Member of NAR to access the RMLS . . . in order to run my real estate business.  And this is the THANKS I get??

Redfin has no authority to post yours/mine/ours NON-PUBLIC information that is maintained by the RMLS.  Redfin has no authority to post, publish, broadcast or otherwise disseminate yours/mine/ours sales stats.  REDFIN IS A COMPETING BROKER . . . MY information is NOT for them to use and/or disseminate.

So . . . let's all bow down to Redfin.  In "select markets" they have us on their site . . . wether we agreed, knew about it, or gave permission . . .

They have now claimed us (in "select markets") as their subjects . . . They are using our names, our brokerages ON THEIR WEBSITE WITHOUT PERMISSION and it's done to PROMOTE THEIR SITE, IMHO.

Tammy,  the principle of not publishing competitor's information without their permission aside, I really don't think you need worry.  There isn't a Re****n agent that will come close to you.

No, I did not miss the point. And NO - not "as usual" . My points in my comment were based on a comment you made in this thread and your reaction to the consumer who had the guts to post on your blog a comment amidst this type of attitude that somehow agents are above what other businesses need to deal with on a daily basis.

Who was comment #21?

Katerina,  I don't know why you keep coming back to compound the problem that you absolutely still do not get. So I will spell it out.  The consumer who "had the guts" to come to my blog and comment is EXACTLY the point of this whole thread.  Thinking that posted numbers show an agent's worth and that is they should make their decision is so wrong to be dangerous, especially if that is their only criteria (sad for them) and that data is wrong.  And again, if I or my brokerage chooses to advertise my stats then sobeit.  A competitor does not.  I would love to see your stats posted on a competitor's site. Do you think they are doing it to promote you!!!! They are using it against you.  For crying out loud.  Oh, I have an idea, since the consumer is demanding this, and you think it is O.K. for a competitor to post our stats, I expect to see yours posted soon on your site. Oh, but wait.  It is easy enough for me to get your stats.  I think I will post them on my site.

Hi Jane: I chose to remove the comment because in retrospect I felt my reply was a bit off course for this discussion. As a relatively new Broker I felt that this program could hurt me by not taking into account my experience in real estate and finance for almost two decades and the words I chose to express that contained too many I's and sounded more like an ad than a comment. Enjoy your Sunday!

Great re-blog, Jane...and how misleading these stats can be! I've subscribed to 3 other MLS's in my 12-year real estate career, but the only transactions that show up are from the current one, which are only 3 in the past 12 months. Since I specialize in trustee's sales (which obviously do not count in their reporting, since they do not appear on the MLS) my "stats" are again...quite inaccurate.

Thanks for the heads up...and CONGRATULATIONS on reaching 500,000 points!!! :)

Leilani,  firstly, thanks for noticing the 500K.  I hadn't.  :)  Secondly, the more voices that hit our MLSs the better.

Jane - I can most certainly understand everyone's feelings about this newest stunt by Redfin, for what it's worth, I think it will be a moot point soon enough.  I think it is just a matter of time before a bunch of Realtors/agents get together and file a class action suit against Redfin as well as their MLS boards for releasing their info without their authorization.  JMHO

Well, it looks like the firestorm came fast and furious.

So many MLS have already shut this info data down....wonder how many lawayers are working on this both on behalf of the MLS and various associations. I also wonder what position any of the associations, including NAR, will take on this isssue.

Jane:  Have been reading Carla's and other's posts about this ... and just saw something this morning on the internet/news regarding this issue as well.  Seems that Redfin is looking into and possibly "addressing" this issue soon.  I think they fell into a boiling pot of poop and know it ...

Demanding that agents be required to post their business sales records is very murky waters.  It's called "Unfair Competition" under the law and is a big legal theory that anyone who thinks "it's okay" or "I wouldn't mind" should bone up on, including consumers who, sadly but apparently, have no clue as well.  "Trade Libel" is another little ditty legal theory.

#42 Jane- I will post my own stats but you go ahead and do it but make sure you tell your friend as she is pulling up the stats to pull them up in Nestor's name because as I said, that is where I put all my listings and sales and that we are in 3 MLS and you will need to get the data from all three MLS ( which your friend can not get because she is not a member of all three MLS) plus our listings that are outside of any MLS - but you can also see on our site that we publish letters from the title companies who do look up our stats and then print out a letter stating where we are compared to the other agents in our markets. I am very proud of our top 1% closing sides stats. And I can also publish the total income because as I said on another post about this- the total volume dollar wise is more important to me that the total number of units sold. And that, I am happy to tell consumers about.

I will be publishing our total stats after I finish my vacation here in San Francisco. Right now, I would rather walk Fisherman's Wharf.

But who are you to decide what is in the best interest of a consumer? Are you the consumer police? They get to choose and should always be able to choose how they want and what they want as far as information goes.

BTW= BB just posted his stats. Pretty impressive. And it is a featured post, thank goodness.

Gene,  oh, this ain't gonna last long.

Carla, all I know is it's plain wrong.

Katerina, are you absolutely serious.  At every step of the way you show exactly why this is so wrong.  You are just arguing to hear your own voice, which I truly would not waste, and you are burying yourself deeper.  I don't give a hoot about your stats.  I give a hoot about who you are.  And I would love to see your face when these people actually do show your stats as zero, because they sure as hell are not going to sit down with you and work out how yours are posted.  They don't care!  And where on earth am I deciding what is in the best interests of the consumer.  This has absolutely nothing to do with their best interests.  Firstly, this is about what legal and what isn't, and this is not.  It has been stopped in many areas.  Secondly, this is NOT IN THE CONSUMERS' BEST INTEREST.  That is not this company's intent.  They don't care about the consumer's best interest they care about getting the business. I think they should now start publishing the number of patients each doctor has.  I am definitely going to go to the one with the most even though they did actually kill one of them.

Jane, of course you have made a very intelligent argument against this nonsense - that stats don't tell the whole picture of an agent's ability to do a great job.  But also, getting the stats wrong, and they always end up erring on the side of fewer transactions than the agent really had, shows they are trying to make everyone look bad but themselves.  AND fishfin agents have unusually high stats because they don't show property or do post contract details like most other agents do.  So it was data manipulation disguised as doing "what's best for the consumer."  Misleading the consumer is rarely what's best for them.
