We are fast approaching spring, traditionally a time when many folks consider putting homes on the market for sale. 

In addition, there are home sellers sitting in long unsold houses.  And there are homes that have managed to make their way into escrow, only to see the transaction later fall apart.  Still other properties, which by all logic ought to be on the market for an extended period of time, sell quite rapidly.

A Realtor friend tells a story about a little house she was marketing, on a very busy street.  The house didn't show well, it needed updating, and was also in need of a roof.  And the property wasn't attractively priced for a quick sale.  Yet, within a few days, the little house had a good offer, went to pending, and quickly closed.

The seller confided to the agent, that he had buried a statue of St. Joseph in the yard, near the For Sale sign.  This is a little “tradition” that is being increasingly heard, if not actually implemented by real estate agents themselves.  Some choose to bury St. Joseph upside down.

Real estate professionals will often hear about these stories, be part of them, or may even buy these statues themselves, believing that divine intervention may help facilitate a sale.

Those claiming miraculous results from the use of St. Joseph statues, also report that it seems to work even with seller or agents are of other faiths.

The Catholic saint has long been believed to help with home-related matters. And according to lore now spreading on the Internet and among desperate home-sellers.  One agent, reports she keeps a St. Joseph statue in her workstation, and says, "St. Joseph is also the patron saint of "falling" escrows."  In other words, prayer and St. Joseph can help "heal" a troubled sale or escrow, when things just don't seem to be going right in the transaction.

Catholic clergy aren't sure how St. Joseph would feel about his replica ending up on its head in the dirt, and suggest displaying it somewhere in the house instead.

"I think it's much more respectful than burying the poor guy," says Msgr. Andrew Connell, the archdiocesan director of the Pontifical Society for the Propagation of the Faith in Boston.

I know a lot of people that swear by the St Joseph statue. The church gift shop sell them. Whatever it takes.

OMG, Myrl, I haven't thought of this in a while.  It was such a tradition back when I lived in the Chicago area.  Personally, I think it's the positive attitude and thoughts surrounding the "belief" that St. Joseph will work.  Thanks for the reminder.

It is true.  I have had other agents in my office tell me about that, and they beleive that it helped in getting it sold.

Hi Myrl, I fully subscribe to this practice and believe it actually works and it has everytime I have utilized the statue which I bury on every property. My usual is to bury two, leaving one for the Buyer and one for the Seller to take with for their new home. It is good luck not just for selling but also for keeping the homeowners blessed with good luck in their lives. I am a sincre advocate for St Joeseph and burying hiim upside down near the main portal of the property.

If the client believes it works, I'm willing to make the purchase and execute the burial.  ;)  It certainly signifies a motivated seller and once in that mode all offers will be reviewed and pursued.

Myrl  I hate to be a wet blanket, but in my 35 years I've had several "St Joseph Statue" listings that didn't sell for me or the agents that followed me.  :)

Ellie - I often see the little statues and kits being sold in various church or religious book stores.

Juli - I worked with a woman, who was born and raised in Chicago.  She told me that when her family moved from her childhood home they had buried a St. Joseph statue to get the home sold.  And then they dug it up again after close of escrow to take with them to their new home.  The tradition seems to vary slightly around the country.

Greg - I have had several listings over the years, that used one of the little statues.  And I must say I have been rather astonished at some of the successful results.

William - While I do not wish to pontificate while blogging, I must also admit that I have had similar results to your's.  I have often found it almost uncanny how the St. Joseph homes, I've listed over the years have easily sold. And almost always in a delightful and unusual way.  I am not usually the one that introduces the little statue, it is usually a homeseller that has heard of the tradition.  But I'm always enthusiastic when they do. 

There was a really funny thing that happened once.  I had a house listed on a cul-de-sac.  The seller had wonderful lush landscaping in the backyard, and he buried the little statue out there among the trees.  When we approached the end of escrow he went out and "prematurely" dug up the statue.  The escrow immediately wobbled, and threatened to come apart.  The seller reburied St. Joe once again - a little deeper this time.  The escrow came right back together again and closed.  BUT after close, the seller couldn't relocate St. Joe.  He dug and dug out in the landscape for the longest time.  To my knowledge, St. Joe is still out there.  I drive by that house regularly, because it is in my neighborhood.  The home always seems so well maintained.  The home also has a "special" aura about it:-)

Jim - Yes it does!  I am convinced it is the thought process of asking for intercession from a power greater than ourselves. 

Norma - I like your attitude.  Realtors are in the business of "undertaking" the sale of homes. . .It has a nice ring to it:-)

Karen - I kind of suspected there would be times the little tradition might not work. . .Now I know where those cases went:-)

Sharon and Bruce - Good for you!  I often see the little charts which track the methods that actually sell homes.  They are usually broken down into percentages for (1) advertising (2) open houses (3) signs (4) floor calls, etc.  Perhaps there should be a percentage awarded for "divine intervention."

Myrl, my neighbor, who is Catholic, buried one in her yard...house hasn't sold after 2 years. Now has been rented.  My neighbor also gave me one to give to a friend that was trying to sale her home....never sold, and listing taken off the market.

I'm not so sure about burying a plastic thing in the back yard. My suggestion would be de-clutter, stage, price RIGHT, lower price if market demands and PRAY! :)))
