When I meet with potential home buyers in Pasadena and the San Gabriel Valley, I ask lots of questions.   The questions are important but part of the process in buying a home is listening to what a home buyer says and/or how he/she acts.   

 

 

So, if the first home we see is the right home, what will you do?

 

Do you feel you need to see lots of homes in order to be sure that a home is the right one?   If so, what is the “magic number”?   Is it five?  Ten?   You’ll know it when you see it?   You don’t really know -- but definitely not the first one?

 

If you see the right home the very first time or the first day - will you have an issue writing an offer?

Hi Michael - I hate it when that happens, because it means we're going to be looking at a lot of homes to make sure - after all, if the first one is that good, there's got to be others even better.

Dick - sometimes showing the "perfect" home first creates a problem especially if that home disappears(errr, I mean sells) --- there's always a home "out there" but please don't compare it to the ones that got away.

I took some buyers through a cottage style single family  home the other day.  The next day we looked at a similar one on a different lot in the same subdivision, better view.  They were close, but I did show  them another development so they could see the inherent value in the one they were considering.  That was enough to get them to write an offer.  Sometimes the first one is the charm.

Good talking points with potential clients.  You will also be able to gauge their motivation too.  One recent client wanted to see at least 7 before pulling the trigger, we saw double that, plus a few more ;-)

I find the longer I do this the more common it becomes that the first one is the right one. I think because often we meet at the home that caught their eye on the Internet

Scott - sometimes it works out for the best -- maybe that extra day reinforced how much they liked house number 1.

Karen - that's very true!   Especially when they can "see" a neighborhood and the other amenities --- all of those things that go into making a house a home.

Michael-Congrats on the well deserved feature. This is definitely a great question to ask. I am not sure if I would choose the first one probably because of my unfortunate past history with buying a money pit. The one difference now is I am more knowledgeable than I was then and hopefully wiser plus there is the internet which I didn't have then.  For me down the road I may buy my brothers out when Mom passes and stay here or move somewhere else. The one thing I will have at that point is more options. Time will tell. I may become a gyspy and travel from place to place footloose and fancy free. Smiling

Michael, we pretty much know what type of home our buyers would be interested in. I try to preview them before I show them to my buyers, then put them in an order from least (possible) favorite to most desirable and show the one I think they would like the last.

Beth - and every once in a while -- buyers will choose a home that you had selected as one that will make another property look soooo much better.    Isn't life and real estate interesting?

I bought a house a year ago....I knew it was THE ONE as soon as I saw it....no doubt, no question.  I'm really glad that I spent the day before looking at houses that WERE NOT the one.  Had it been the first one I looked at, I would have felt a need to compare and "make sure"....I think I would have felt doubt.  I don't think I could make an offer on the first house I saw.

Michael - I just had this happen a couple of weekends ago.  I had the perfect home for my buyers, they loved it, unfortunately they had to tell me a million times that this was their first time looking at homes - no offer.   Personally I don't know how to change that mind set, but I love some of the suggestions on how other agents set up their showings and their process.  Great post!

Michael, well, the buyer could miss out on the first lovely they saw if they entertain other homes. It's a risk, especially in this market.

Laura - I'm not sure we can or should try to change the mindsets of clients.  Sometimes people just need to experience this "feeling" for themselves.

Pamela - there's always an element of risk in real estate -- I prefer buyers feel comfortable with their decision.
