Home prices are rising!  Recent news brought us information that home prices rose 9.3% in February which is the largest year over year gain since 2006 - that's 7 years!  Our last AR survey supports this with the majority seeing a shift in the market as well.

What does this mean for you?  Well, it's a conversation starter, an opening to share your expertise on the market with your clients - potential and current.  Buyers on the fence as well as Sellers need to know about these stats and what's expected in the coming months.

Once you write your post don't stop there.  Be sure to:

  • Put a link on your Facebook page with a catchy title
  • Generate a short url and tweet that baby out
  • Don't forget about Google+ and Pinterest too
  • Include your post in your May Newsletter

What does it mean for people who want to buy a home in your market?  Here's where you come in, the reader can't get that from the major news source.  You should translate this news into "do this" or "don't do this now" steps for people getting ready to dip their toes into the real estate game.

Are you a lender?  This could be a great target towards real estate agents and discussing how they can help to get people prequalified or new financing options in the market.

Always leave them with a call to action to contact you for further information and help.  By blogging about this information you are again showing all those readers and lurkers you have that you're the one to call for everything real estate in your city.

That is wher we localize the data and back it up with reality.  Not all areas rise at the same pace.  Some hardly fell and are now barely rising.  Some fell 50% and now rebounding by 30%.   It is all location, location, location.

I think this has to be an especially tough time for sellers, and could be the reason why so many areas are short on inventory.

Should they go ahead and sell now, or wait a few months because prices are rising quickly?

I'm not certain that starting a conversation about rising home prices to motivate consumers simply because prices are rising is really legitimate because in my opinion it's the rising median price of inventory that is driving the data. Only the higher priced remaining homes are available and the market for qualified buyers in that price range isn't rising, isn't it?

The Fed is still buying $85b worth of assets every month and that's a lot of Monopoly money. The economy remains stagnant and while I am optimistic about my future, I'm not about where our country is headed. Hopefully, your perception prevails but not this year or next in my opinion.

there is no question that it appears like proces are rising...the fundamentals are still weak so we must be cautious in our optimism...but hey, any good news is welcome

We are seeing that we have the sellers attention as it is becoming a seller's market here in Central Florida. However, our inventory is still low - especially in the lower priced homes. Seems sellers are waiting because prices for their homes are increasing. Buyers seem to realize the market change and yet because of the economy, are very skeptical and cautious. They are aware! They want to act! They just aren't. Not yet, anyway.
