In general, you can expect to pay a premium for Mason condos when compared to communities further away from Cincinnati, although there is diminished opportunity for condos as you head away from Cincinnati.

So what does the data indicate about Mason condo sales? 

April continues a mixed message for Mason Ohio condo sales.  Sales volume was better than the last two years, but the higher end condos were not going to the closing table.  However, with new construction sales such as at Beacon Hill NOT in MLS, the Mason condo market is overall doing well thanks to the new construction activity.  Mason condo inventory is shrinking, with the number of condos for sale not keeping pace with those going under contract.   

The Average Sales/List % shows plenty of negotiating happening between Mason condo buyers and sellers.

With only 65 Mason condos on the market not already under contract, it doesn't take long to determine if there's a fit for a buyer.  Add requirements like a two car garage of finished lower level and the slice of condos available drops rapidly.  Mason condos continue to be very appealing because their entry level price point to Mason is generally significantly less than that for a Mason single family home.

 

4261 Eastlake Dr Mason OH 45040  condo soldSo what does this mean to you as a Mason condo owner?  The stats for April were still mixed and we suspect much of the target market is just now returning to the area for the warmer spring and summer months.  weren't encouraging overall for Mason condo sellers.  The consistency between Average and Median prices is a good sign, along with the decrease in days on market.  If you're in one of the developments with new construction, you're going to have an uphill battle selling against the brand new condos being built.  Whether now is a good time to enter the market is still a case by case decision that we can help you make.

So what does this mean to you as a potential Mason condo buyer? 

Pretty much the same as last month for Mason condo buyers.  It's still a good time to buy a Mason condo although the selection is rather limited.  Realistically, depending on your specific needs, it's not going to take long to determine if there is a match for you available.  The Mason condo price range allows for entry level and luxury level condos, with older condos available on the lower end of the price point, or upscale new construction available in the mid to high $200s and into the $300s. It may only take one or two trips out to see all the condos that might fit your needs.
