We have seen 8 straight months of low inventory in The Valencias and it doesn't appear things are about to change anytime soon. Sales vary each month depending upon which models are sold but home prices in the Valencias have been increasing. If you are considering finding a home, you can still find deals on a house in the Valencias but having a good real estate agent who understands the market is a must. Don't wait on the sidelines for too long; many of our listings are starting to sell within a few days of hitting the market. As you can see from the numbers below, listings are not selling exactly for asking price. In some cases, when homes are priced right, we end up in a multiple offer situation. To make sure you don't overpay for your home, you'll want to have an agent that does a thorough market analysis of the Valencia home on which you are making an offer.
If you are interested in current inventory in the Valencias, as of June 30, 2013 there were 30 Active Listings for sale, 17 more than last month but still very low. Low inventory continues to be the trend in the Valencias. There were 21 Contingent Sales meaning they were under contract but not all conditions of the contracts had been yet met and there were 20 Pending Sales waiting to close. This is in 7 communities with between 600 and 1100 homes per community! And there were 9 homes sold, 20 less than last month.

They have state-of-the-art fitness centers, grand clubhouses, internet cafes, cafes in which to eat and a lifestyle geared towards today's active adults.
