The Valencias Real Estate Market Report for April 2013 includes the Active Adult 55+ Communities of Valencia Falls, Valencia Lakes, Valencia Pointe, Valencia Palms,Valencia Reserve, Valencia Shores and Valencia Isles. These gated senior housing, active adult 55+ or baby boomer communities are located in Delray Beach, Boynton Beach and Lake Worth, FL.
All information was obtained from the Multiple Listing Service and sold by various MLS participants. It is deemed accurate but not guaranteed or warranted. This report does not include any private sales.
In April there were 26 homes sold in the Valencias, 7 more than last month. Inventory continues to remain exceptionally low in the Valencias. The market has shifted from a buyer's market to a seller's market.
Sales vary by community. This is often as a result of a particular model home sold. For example, they may have sold a 1500-square-foot home one month and a 2700-square-foot home the following month, thereby accounting for the price differential. The Valencias in Delray Beach, Boynton Beach and Lake Worth remain one of our top luxury active adult communities. It is my opinion prices have started to rise with a new variable of low inventory.
The Valencias are gated communities and pet-friendly communities!

As of April 30, 2013 there were 7 Active listings for sale in the Valencias. Low inventory continues to be the trend in the Valencias. There were 8 Contingent Sales meaning they were under contract but not all conditions of the contracts had been met yet. And there were 8 Pending Sales waiting to close. That is in 7 communities with between 600 and 1100 homes per community!
