Totals for January 2014:

  • 1 Bank Owned Sales (4% of all sales)
  • 6 Short Sales  (27% of all sales)
  • 31% of all sales are distressed property sales
  • Median price $190,000
  • Average days on Market 15

 

Totals for January 2013:

  • 34 Total Sales
  • 8 Bank Owned Sales (23% of all sales)
  • 14 Short Sales  (41% of all sales)
  • 61% of all sales are distressed property sales
  • Median price $139,910
  • Average days on Market 25

 

The lowest price home sold in Ceres during January 2014 was $75,000.   

 

The highest price home sold in Ceres during January 2013 was $370,000

 

The inventory of available homes has risen again this month.   Distressed sales dropped again this month. The days on the market was down significantly and the median price has gone up again.  We are seeing a few more "traditional sales" as prices rise and sellers now are starting to have some equity.

Glad to hear inventory is up and getting better.  If you go to Yank Sing in SF go to the Rincon center building location.  It is a beautifully restored building with parking, and you can see the murals of early SF days, and then take a walk to Pier 39.  It is a marvelous adventure.  It is the one thing we miss about living in Napa, and our friends also.   Wishing you continued success A
