When inspecting homes there are all kinds of buyers, sellers and agents. All of them have questions about the home and what is seen by the inspector as a defect of an "Issue" that needs more attention.
Don't put that in the report!
How many times have we heard this? There are agents that want a very good report, but... they seem to think by simply saying to me or their inspector "Don't put that in the report" they won't.
Bottom line.
If the inspector finds an issue that needs to be addressed then this should go into the report.
Let the agent and buyer decide.
Once the report is ready for the buyer. In most cases the agent would receive a copy. They can look over the report and with the help of the buyer, the agent and buyer can decide what needs to be addressed before ending up at the closing table.
Work together.
The agent is not the one buying the home. The buyer is.
In many cases the buyer has a different perspective on what may need to be addressed and what would be an "I will fix it myself issue".
Don't sweat the small stuff.
Here is a classic example of "The small stuff".
This home had been really well maintained. A new water heater was installed in 2012. But there was not a pan under the water heater. It is sitting on a platform made of a wood frame and plywood top.
You can see it here.
You can also see there was never a pan under the old unit either. And never a sediment trap.
This means the seller never was to code.
The agent makes the comment, "I wouldn't put that in the report because there never was a pan, not a big deal".
I told the buyer what needed to be done and it would be in the report. After explaining the issue and how to resolve it. The buyer was at ease about the issue being in the report.
End result.
Let the inspector do their job. Talking and commenting is O.K.
Just let them do their job. Then hash out what may or may not need to be addressed.
