As a professional Home Stager I hear it all the time...."there's no budget for home staging" or "we can't afford to stage our home".  Staging is one of the most misunderstood aspects of the real estate process.  

Staging comes in many different forms, and it can be customized to fit any budget.  Staging is not limited to hiring someone to bring in all new furnishings and accessories.  It usually doesn't even include major renovation.  

The easiest way to explain home staging is to refer to it as preparation.  Home Staging is a blanket term with services ranging from simple consults to full home makeovers, depending on the stager, the home, and the sellers' budget.

A Home Staging consult averages $150-$350 and includes room-by-room advice and tips on preparing the home for sale.  Anything the stager sees that could influence potential buyers is addressed.  At the end of 2 hours the sellers have a detailed to-do list and plan of action for presenting the best possible product.

Before you sell your home, you must prepare it for sale.  Whether you pay someone to do it for you, or pay someone to advise you on how to do it yourself, or simply go through the home and clean and organize as best you can.....it's all "staging" of some sort.  

Your budget has nothing to do with your ability

to clean your house

or donate a car full of stuff to Goodwill

or organize your closets

or rake the yard and sweep the porch

or any number of other things that fall under the category of preparing your home for sale.

Home Staging, simply put, is preparation.

 Preparation is the key to a faster sale!

Your budget should never be an excuse for a lack of preparation.

I think many people shy away from paying the price of a Home Stager because they think they can get free advice from TV or their friends. I always know I'm going to have a difficult time selling a property when I see the green ivy and plastic flowers that were in a person's home when they purchased their home from the 90's. There are lots of people who think, it worked for them; it will work for the next buyer. But we know, times change and people do too. That old ivy and plastic decor doesn't do anything to improve the value of a home today.

 

Or they don't change the colors, tile, and other decor. A Stager like you brings so much value and the cost for your work is actually minimal in comparison to what they seller can receive, if only they'd listen. I highly recommend buyers consider hiring you to transform their homes because it really does make a difference.

There are many things a seller can do to get their home better prepared to sell, and many of them do not cost anything. In one of the last homes I sold, I basically put a few decorations in the kitchen and bathrooms (including towels), hung a few pictures, and strategically placed some plants and pillows throughout the home. That was enough to generate some excitement.

Sharon, so true. People are just making excuses for being lazy. I always feel that those sellers who do not properly prepare their house for showings have no respect to the buyers. It's just like walking in you PJ to the wedding or special event.
