Top Five Reasons to change your Agent is easy at the low level because not all agents are created equal.  Passing the license exam is simple, understanding and being able to communicate the vast complexities of a well done real estate transaction takes far more.

  1. Your Agent never picks up the phone and you have to wait to get your questions answered.  (Why agents don't answer their phone, or get back to their clients and prospects makes absolutely no sense in business. Don't accept excuses from your agent who will most likely start with telling you how busy they are.  HA! Give work to a truly busy person and they get it done.

(If your agent can't have a specific conversation with you about who they believe is the target audience then they don't understand real estate.  It is no longer enough to put it on MLS and hope a buyer with show up. Ask your agent to tell you who they think will buy your home and how they will market to that person.)

  3. Your agent has no clue how to price your home in today's market. (Market factors for sales and marketing change each month, each season, every day.  Pricing your home wrong can let your home fall into the sink hole of no activity.)
  4. Your agent sounds like all the other agents in that office and uses all the same tools. (You are not like anyone else, and neither is your house. Why would you work with an agent who's company controls every aspect of the marketing of your special property? The goal is to differentiate your home to the real buyers not look and sound like all the rest.)

Gary L. Waters, Broker Owner Waters Realty of Brevard, LLC  I really wonder why it is so difficult to get some agents on the phone.  Inevitably they tell me they are SOOOOO busy.  When I look at their stats, they have closed very few transactions. What are the so busy with?

Sally K. & David L. Hanson That is true. I tell each client at my presentation that if for any reason they are unhappy, let's tear up the contract.  I am working for their testimonial not their commission. I live on the love my clients give me through referrals.

The People You Know, Like and Trust!

Indiana State Licensing law says a Seller may cancel/withdraw their listing at any time for any reason with no money due or penalty, unless of course, they are under contract with a buyer.  It is up to the Brokerage to either cancel or withdraw, which ever is their policy.

Evelyn Johnston Each state will have variations on the laws regarding this. As for me, if a client is unhappy or feels I am not doing the job then there is a terrible disconnect--it has never happened, but if it did I would set them free.  In MA the Broker in the office would cancel the listing, but the Buyer is free to go.
