So You Think Your Carpets Are Clean?

Move Your Couch!

 

It is at the time a tenant moves out that I get calls for contractor repairs. The leaks that were not reported, the cracked counter top, or the rusted gutter all become quite clear upon walking into that vacant Sacramento property. Now is the time to see what needs to be done.

Since I do spend a lot of time repairing apartment buildings in Sacramento, I get to see many of the tenants. Some I may see for years and even know them by name. There was one such resident who stated that they were going to be moving soon. They talked of how clean they lived and getting their entire deposit back at move out.

They even told me that the carpets probably don't even need to be cleaned. Though I have never been inside, I remember saying that if you move your couch, you will get a good idea as to how dirty you carpets really are. Seeing the carpets when I walk in after a move out, I can often tell where all of the furniture was when occupied.

This couple should have moved their couch to see what the carpets have done over time. I don't know about their deposit but their carpets weren't as clean as they thought it was going to be.

Oh yes, this is a good litmus test.  But, often carpets need to be replaced after a place has been rented.

Your picture paints a clear picture, Tom. If the tenant had been a long-term tenant, the carpets probably are due to be replace anyhow.

You are correct Debbie. This same litmus test will also stretch beyond the carpet, extending into the general care of the unit as a whole.

Lottie Kendall - This particular tenant had not lived there long at all, less than two years. The place was a mess.

Nine times out of ten carpets need to be replaced after a tenant moves out...especially if they have been there for a number of years. It's amazing how clean every tenant claims they kept their rental!

So very true, I have seen this in many homes where you can tell where the couch was and what the carpet used to look like.

Usually my clients are very embarrassed when we are moving their furniture around and they see the dust and dirt accumulated under and behind it.  It's a real wake up call for them....they don't realize how bad it can get.

Those tenants were there so long not only the carpets went south, but their eyesight as well.

Hi Tom, Carpets get dirty all right, but so do the walls,  You can tell where all the pictures use to hang.  If the wall is stained from smokers, then the carpet will also be stained from the same smokers.  Of course the floor carpet will be worse, because we don't walk on the walls. At least I don't.
